THE RENTING PROCESS

    Tenant Fees-

    • A holding deposit equivalent to 1 week's rent will be payable upon an application being accepted by the landlord.
    • The remaining three week's rent upfront is to be paid on the agreed move in day.
    • One month's rent deposit will be held and protected with the TDS.

    Changes to the Tenancy-
    Where tenants request a change in the tenancy, such as changing the names on the tenancy agreement or adding a further tenant, a fee of £60 inclusive of VAT will be charged. Where tenants have requested early surrender of the tenancy, subject to landlord agreement, fees equivalent to the loss incurred will be charged. A charge will be made equivalent to the rent lost due to the unforeseen void period.

    Tenant Protection-
    Hair and Son LLP is a member of RICS which is a client money protection scheme, ARLA and The Property Ombudsman which is a redress scheme. You can find out more details on the agent's website or by contacting the agent directly. Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove, On The Market and other portals.     Olivia Dedman - Lettings Manager
    Olivia has worked at Hair & Son since 2014, she first joined as a Lettings Negotiator and has now progressed to Southend Lettings Manager. She covers all areas within the Lettings Department including property valuing, legal paperwork and lettings negotiation. Olivia works hard to ensure landlords and tenants receive the highest standard of care and enjoys communicating with her clients. In her free time she enjoys going to the gym and reading.

    Ben Zammit - Lettings Negotiator 
    Ben started at Hair & Son in late 2018 and shortly after joined the Southend Lettings Team. Ben oversees the letting process from start to finish. This includes taking marketing photos and details, dealing with initial enquiries, conducting viewings and arranging the exchange of keys at the start of a tenancy. In his free time Ben enjoys traveling, watching American sports and going to the gym.

    Peter Walsh - Rayleigh Lettings Manager
    Peter has over 20 years of experience in the lettings industry and his comprehensive knowledge of the local markets, plus expertise of lettings practices, make him a valuable asset to the Hair and Son team. Customer service is a priority for Peter who ensures that the letting process in Rayleigh and the surrounding areas flows smoothly from start to finish for both landlords and tenants. Since starting at Hair & Son Peter has hit the ground running and continues to build business relationships with new and existing clients.

    Luke Bird - Residential Property Manager
    Luke joined Hair & Son in May 2017 starting out in the Lettings Department following previous sales based roles. Luke later joined the Property Management team where he has gone from strength to strength. Luke has a keen attention to detail and strives to go above and beyond for every client. In his free time Luke enjoys spending time with his young son.

    Rob Lintern - Residential Property Manager
    Robin has worked at Hair & Son since 2002 and during this time he has worked for the Auction and Sales Departments but has predominantly worked with the Lettings Department throughout. Robin carries out tenancy inspections and arranges refurbishment projects for our clients.

      Local expertise: Buyers prefer to work with local experts whom they regard as "in the know", so choose a well-established local agent, rather than a corporate national chain with token representation in the area.

      Advertising: Make sure that your agent extensively advertises properties similar to yours.       Local exposure: Don't choose an agent whose offices are tucked away from view, instead hiding behind the "efficiencies" of the internet. Choose an agent who believes in exposure, promotion and marketing with bold stylish offices - ideally with vibrant window displays rather than the faded photocopied alternative.

      Opening hours: Buyers naturally with the help of the internet are active at most times. Dealing with their enquiries quickly and efficiently gives you more chance of getting sold sooner rather than later.       Sales progression: Many agents think the sale is done when a buyer is found and an offer is accepted, too many sales are lost due to poor follow-up or inadequate liaison with solicitors and surveyors. Mostly, finding a buyer is the easy part, seeing the sale through from this point to completion is really where the hard work is done. Choose an agent that will do this and not leave it all to you to take care of.
