Making It Presentable
Quite simply, a well-maintained, clean and tidy property with a reasonable standard of neutral decoration will be more attractive to good quality tenants. Thus meaning it will be easier to achieve a good level of rent.
To Furnish or Not to Furnish?
You need to decide whether you want to let your property furnished, part furnished or unfurnished. It's great if you can offer any option, as this means we can market it to a wider audience. As a minimum, it would be advantageous to provide decent quality carpets, flooring and light fittings. In terms of decorating and soft furnishings, keep it fresh and neutral.
Safety First
The safety of your tenants is very important, so make sure you have all required safety checks carried out at least once a year, such as a Gas Safety check and having all electrical equipment tested. It goes without saying that your rental property should be fitted with smoke alarms throughout.
By law, you will need an EPC (Energy Performance Certificate) for your rental property. We can help you to organise this, as you won't be able to market the property without one. This needs to be sorted as soon as possible. Please note they are valid for 10 years.
Keeping an Account
A suitably detailed professional inventory (Schedule of Condition) of the property and its content is absolutely essential and should be completed at the start and end of each tenancy. Having a good inventory means that any future disputes that may arise when a tenant moves out, can be dealt with efficiently, especially if money needs to be deducted from the deposit for alleged damage.
Who Is Moving In?
Try not to become too emotionally attached to the property, as it is always hard to let go of a property you love, so try to distance yourself from the process. This way you'll be able to keep a relatively open mind about your potential tenants. Don't set unrealistic expectations, as this only reduces your target market. You should be aware that interested tenants might try and negotiate on the price. Depending on the tenant's offer, it's worth weighing up the pros and cons - is it worth holding out for the amount you want, or is it better to accept the offer and reduce the time the property is empty and not making money? We will be able to advise you on this decision.
What To Expect From Us?
Our property management is second to none and you will not be disappointed. Feedback from potential tenants on viewings can be very honest, but more importantly valuable. Your rental property will not be everyone's cup of tea, but be open minded and welcoming of their comments - if the same observations are made several times then it could be time to make a change.
Possible Considerations
Maybe you could consider employing staff to help look after your property, like a cleaner and gardener. This means you can preserve some level of control over your property's maintenance and condition.
