    Once you have decided that you would like to go ahead, the next step is to arrange a home report. This is a legal requirement in Scotland before you can go on the market. We have direct links with recognized surveyors who are on the panel of many of the main banks and building societies. This is very important as your buyer will normally need a valid and recognized home report by their lender to complete their mortgage.

    3. Photos

    To get the best response from potential buyers, it is paramount to have your home looking as inviting and homely as possible. We have years of experience of taking property photos...please see our current properties! All we ask is that you have your home clean and tidy, as clutter free as possible and let us do the rest.

    4. Go live

    Once the home report is finalised, and our marketing team have put together your property details ready for all the websites, then we will liaise with you on marketing price, viewings, (we can offer free accompanied viewings if you wish).  On your approval, we will then go live!

    Once your property is live on rightmove and all other websites, we have a database full of potential buyers for you. Your property will be instantly matched with them and they will be sent an email with an online schedule of your property. We will also put a for sale board up if required, and will do our best to get you some viewers very quickly.

    5. Viewings

    We will give you plenty of notice before a viewing request, in order to prepare and organise your home for your viewing.
    If you prefer us to do the viewings then please let us know. 
    We are happy to offer you some advice before carrying out the viewing, the achieve the best response.

    5. Feedback

    Our policy is always to give you feedback at least the next day after a viewing. If we cannot obtain feedback, and leave messages for the viewer, then we will always phone you, even if we have no news. 

    Feedback is always a great tool, as it may help you in changing some small items that will eventually get your property sold.

    6. Offers

    We will always tell you of an offer, whatever it is. Hopefully if the offer is a great one, then great news. We are experts in managing several offers at one time, and closing dates are always a useful marketing tool, however they need to be set with skill and prior knowledge of each client. You are in good hands and we have dealt with all sorts of offering scenarios. 

    Once you have accepted an offer, then our job is almost done.
    We will send your offer to your chosen solicitor, and inform the buyer's solicitor, and the lawyers will then start the missive process. A sold sticker will go up on your for sale board, and your property will go 'under offer' on the websites. All viewings are then cancelled.  Again, we are always here to advise if you need help after this if you cannot get hold of your solicitor.
