    As a landlord, there are things you will need to know to be successful and we're here to be your trusted guide and adviser.

    #2. What is Your Property Worth? - A rental valuation is a key step in getting your property ready for the market. At Infinity, we have expert valuers who can help you select pricing that will be fair to both you and your tenants. We provide a comprehensive comparable report of rentals in your area which allows us to price your property accordingly in addition to a health and safety check and a review of the condition of your property. We will make suggestions if we feel some freshening up is required.

    #3. Managed Property - Whilst we do not have properties with a manager on premises, we do manage properties for our clients and coordinate any maintenance needs that arise. As a landlord, the tenant would call us rather than you and we would then work on getting someone out to check their issues and get them rectified.

    #4. Are You Interested in Short Lets? - Some of our landlords offer rentals for a short amount of time. The reasons for this could be awaiting the completion of home construction, a new job, or caring for a sick relative that lasts longer than a brief hotel stay. A short let is no less than 6 months in length. This type of rental is great for flexibility, fewer void periods, and rent in advance.

    #5. First Impressions Count! - Let's put our heads together to make sure your property shows at its very best so you can command the highest reasonable price possible. We will have our professional photographer come out to take pictures and then edit them for the best views of your property.

    #6. Marketing and Viewings - We will make sure your property can be found easily across a wide range of options including extensive web marketing on Rightmove, Zoopla, Prime Location and on our active Facebook fan page. This allows Infinity to give you the greatest number of qualified viewings possible and we accompany each candidate to and from your property.

    #7. Handling Offers - One of the most exciting times for a landlord is when there are multiple offers for their rentals. We will review all offers with you and go over any special requirements the prospective tenants may have.

    #8. An Agreement is Reached - Once you've discussed and agreed on terms to a tenancy, we will work with you to make sure the move goes smoothly for you and your tenant. This includes collecting references if needed, signing of the rental agreement, and securing the deposit and rent. If you're busy, we can also do the following for an extra fee:

    • Coordinate check-in and inventory

    • Put together the Gas Safety and the Energy Performance Certification as well as a Legionnaire's Risk Assessment

    • Have your property professionally cleaned

      When it comes time to purchase a new property, there are a number of steps you will want to take in order to be prepared to present an offer to a seller. Here are our recommendations to help that happen.

      #1. The Mortgage - If you are going to borrow money for your home purchase, you will want to get this process underway before you start looking at property. Being pre-approved for a mortgage will help solidify how much money you can afford to spend.

      #2. Contact Infinity - We can't help if we don't know you're in the market to purchase property so please reach out to us on 020 8907 4665 or by message at [link to a contact page]. This will enable us to get started working with you.

      #3. Looking for Property - Once we know what you're looking for, we can put together a comprehensive list of homes or investment properties to look at. We will also email updates and new listings as they become available.

      #4. Successful Viewings - We will accompany you to viewing appointments and try to answer as many questions as you may have. We are open Monday through Friday, Saturday until 2 PM and by appointment.

      #5. Hiring a Solicitor - You will require the services of a Solicitor experienced in property purchases to help with the transaction from you to your seller. We advise doing some research ahead of searching for property in case you are ready to place an offer quickly.

      #6. Placing An Offer - Finding a property you love and making an offer to the seller starts your journey to ownership. We will go over any special requirements you may have prior to contacting the seller's agent.

      #7. An Agreement is Reached - Once you have decided on a home or the investment property and the seller has accepted your offer, we take these next steps:

      • Confirm the details of the Solicitor and the mortgage broker you've chosen

      • Confirm the agreed upon price between the parties

      • Draft a memorandum of sale

      Next, you will instruct your Solicitor to begin to make the necessary enquiries and have your mortgage broker begin the application process. There is no legal contract or obligation until all parties have signed the contract.

      #8. The Conveyancing Procedure - Your Solicitor will undertake the following:

      • Review the draft contract from the seller's Solicitor and make any enquiries needed

      • Request any local searches that must be undertaken

      • Agree with the seller's Solicitor on a date for exchange of contracts

      We will assist your Solicitor in negotiations throughout the process and let you know what is happening every step of the way.

      #9. The Survey and the Mortgage Offer - Your mortgage lender will schedule a survey of the property you want to buy to ensure there are no defects that need to be repaired. They will also give the market value on what they think the property is worth. Once this valuation is completed, both you and your Solicitor will receive the mortgage offer which you will sign. There is no legal obligation between you and your mortgage lender until this offer is signed.

      #10. Contract Exchange - This exchange occurs when enquiries have been completed and agreed to. A deposit from you will be required following the mutual signing of the contact. This amount is typically 10% of the purchase price and will be transferred by Bacs or paid by bank draft. Your Solicitor will send this deposit to the seller's Solicitor and then the completion date will be set when both you and the seller agree.

      #11. The Purchase is Completed! - The remainder of the money owed is conveyed from your Solicitor to the seller's Solicitor. The keys will be released to you when the seller's Solicitor is advised that the money has cleared in their client account. Congratulations! You have purchased your new property.

      Evictions are an unpleasant part of owning property but sometimes a necessary one. We have discovered that the biggest issue facing property owners is found in the execution.

      If not done correctly, you could be facing charges of harassment or illegal eviction. And there are different procedures depending on the type of tenancy in existence.

      Let's look at assured short hold tenancies as an example. There are two types of these tenancies:

      • Periodic which runs by the week or month to month, and

      • Fixed Term which runs for a set period of time

      We would advise you to give your tenants a Section 21 notice if you want to have possession of your property returned to you after the expiry of a fixed term. If, on the other hand, your tenants have violated the terms of the tenancy, a Section 8 notice is required.

      There are standard possession orders, accelerated possession orders and a warrant for possession in case your tenants won't leave.
