JOHNS&CO is a member of and covered by the ARLA / Propertymark Client Money Protection Scheme, and a member of a redress scheme provided by The Property Ombudsman. The charges that apply to you depend on the type of tenancy you enter into.
Part One
Assured Periodic Tenancy
Under the terms of the Tenant Fee Act, if you enter into an assured periodic tenancy, the following payments may apply.
Tenancy Deposit
5 or 6 weeks' rent depending upon the rental amount, or a Deposit Replacement Insurance Product at a cost equal to 1 week's rent where offered by the Landlord.
Holding Deposit
Equivalent of one week's rent, which will be put towards your first rent due on completion of the tenancy.
Early Termination (requested by the tenant)
A charge not exceeding the financial loss experienced by the landlord.
Late Payment of Rent
Limited to interest charged at 3% above the Bank of England base rate, when rent is more than 14 days late.
Lost Key or Security Device
Equivalent to the cost incurred.
Changing Tenancy Documents (after commencement)
£41.67 (£50 inc. VAT), or any reasonable costs incurred if these are higher.
Stamp Duty Land Tax
Payable on tenancies where the rent, for the whole time a tenant stays in the property, exceeds £125,000.
Household Outgoings
Utilities, communication services, TV licence and council tax.
Part Two
Non-Housing Act Tenancy
Which tenancy applies to you?
A Non-Housing Act Tenancy is formed when one of the following criteria is in place:
The annual rent exceeds £100,000
The property is not used as a main or primary home
The property is occupied by an entity (company let) rather than an individual
There is a Resident Landlord

Under the terms of the Tenant Fee Act, if you enter into a Non-Housing Act Tenancy, the following payments may apply.

Drafting and execution of the tenancy agreement if supplied by us; collecting and holding the Tenancy Deposit as Stakeholder; issuing relevant deposit protection certificates (where applicable).

How to Pay
The holding deposit can be paid on the Goodlord platform by debit card only. All other monies due must be paid via the Goodlord platform or into JOHNS&CO's client account by direct bank transfer.
We are unable to accept cash. We do not accept credit cards.
