    Top tip for landlord or tenant? My top tip for a landlord would be to always have an inventory report done on your property prior to tenants moving in, even if the property is unfurnished! It's a great document to have. My top tip for a tenant would be to always make amendments to your inventory report and return it in the recommended time frame.

    What would be your dream home? My dream would be to buy a beautiful chateau in the north of France. Renovate it, in keeping with the original décor but adding a modern twist. I would then open it up as a bed and breakfast and wedding venue!

Ensure those areas which need updating/modernising are showcased in the best light, ideally in readiness for the photographs. Take the advice of your agent on how to maximise the value with the minimum amount of spend. It is vital that you don't overstretch the market value of your home as this can put buyers off, and your property may remain on the market longer than necessary which can put doubt in buyers minds. 

      What would be your dream home? I love period homes, my dream one would be a five bedroom Georgian house in 2 acres of gardens.

Understand that it is someone's home and to respect it. Top tip for seller, dress your home as nicely as possible. Keep it tidy. Try to think if you were looking around, would you be impressed. Don't take to heart negative feedback but use it to work with.

      What would be your dream home? My dream home has always been a property in Woodhouse Eaves on School Lane. A typical English chocolate box large cottage. If money was no object I would have it (if only).

      Seller: Keep your property clean & clutter free and use homely touches (fresh flowers, new bedding, nice lighting etc) and remember to hide the following on the day we come to take photos; shoes in hallway, family photographs, laundry, shampoo bottles in the shower, towels hanging over the bath and yes move the cat off the bed!

      What would be your dream home? A contemporary barn conversion with floor to ceiling windows, a few log-burners for a cosy feel, in a lovely village with lots of cafes and restaurants.

Also be sensible when deciding how much to borrow, I was once told 'just because you can doesn't mean you should'.

      What would be your dream home? A house located somewhere hot and sunny, preferably Coral Bay in Cyprus. I do have my eye on a nice 5 bedroom villa with the price tag of over £1 million - a girl can dream!
