We advertise on our own website and all of the major property websites giving the millions of annual visitors the ability to see your property as soon as it is listed. How do we qualify your tenant?
All tenants must complete a comprehensive application form and provide a deposit, which will be registered with the appropriate Tenancy Deposit Scheme. To determine a tenants suitability a professional referencing company will conduct tenant checks and references taken from employers and previous landlords. We also carry out ID and credit check.
What Tenancy Agreement is best for you?
Our Tenancy Agreements comply with the Housing Act or contract law if it is a company let and are written in plain English and are easy to understand. They are designed to fully protect your rights as a landlord and are subject to regular reviews to take account of new changes in legislation.
What is the Tenancy Deposit Scheme?
John Shepherd is a member of the Tenancy Deposit Scheme (TDS). The TDS was set up as a government approved scheme to ensure deposits we hold are protected and any disputes about the return are resolved impartially.
Do I need an Inventory?
In short yes. A detailed Inventory and schedule of condition is one of the most important documents when letting your property, particularly following the introduction of the Tenancy Deposit Protection legislation. Our detailed inventory and schedule of condition is prepared by a qualified and experienced member of staff and or an independent inventory clerk. The record of the contents of your property and the condition is documented on check-in and check-out.
