    Tenant Find ONLY Service
    Where landlords have chosen to self-manage their properties Jump-Pad provides a tenant find only service.

     This includes creating a property listing and advertising on leading property portals including Rightmove, pre-qualify potential tenants based on the property and landlord's requirements, conducting viewings, and collating tenant applications for landlord review.

    Once a suitable applicant has been confirmed, complete the referencing process including, affordability checks, credit referencing, previous landlord checks, and employer references.

    When the applicant has passed the referencing checks, our referencing partner will offer rent guarantee insurance if preferred by the landlord.  

    Jump-Pad will create a shorthold tenancy agreement for the landlord/tenant and collate pre-tenancy documents including, EPC, Gas Safety check, Electrical safety EICR, How to Rent Guide.  

    The landlord can lodge the tenant deposit with a registered scheme or Jump-Pad can do this on the landlord's behalf.

    Complete property management includes all tenant find services plus, tenant check-In / check-Out with photographic property inventory, rent collection,  scheduling safety certificates, and ongoing maintenance requests.

    Managed properties receive a £100 discount for Jump-Pad tenant find as and when required.

    There is a growing number of Houses of Multiple Occupation (HMO's) in our area.  Jump-Pad is happy to manage these properties, with added service relating to the communal areas and increased regulations.

    Jump-Pad manages blocks of apartments where the leaseholders have completed a Right-to-Manage (RTM), enabling them to control their own costs and outsource the management of the buildings and communal areas.
