    There are two types of service we provide our landlords:

    Full Management Service

    This service is designed to manage the whole letting process on your behalf enabling you to continue with everyday life knowing that a team of property professionals are looking after your investment. Landlords who manage properties themselves often find that the day to day responsibilities can be demanding and keeping up to date with the changes to industry legislations can be difficult.

    This is where we can help you manage the whole process from start to finish.

    • Marketing - Your property will be advertised and promoted through the various recognised property portals including our website and any local advertising that we may be undertaken.
    • Accompanied Viewings - Our experienced team will be on hand to accompany viewings of the property which will help maximise every opportunity of finding the right tenant for your property. We often find that this is a perfect opportunity for us to help your viewers to understand the process and become perfect tenants.
    • Tenancy Agreements - From tenant referencing to managing the legal tenancy agreement, we will take care of this on your behalf to ensure it meets the legal requirements and industry regulations.
    • Rent Collection - We have experience in managing the collection of rent from your tenants and ensuring that we represent you correctly in the legal process of collection rent and managing rent arrears if applicable.
    • Registering Deposits - Through the Tenant Deposit Scheme we will also manage this process for you to ensure this meets with the industry regulations. (annual fee applies). This service also manages any deposit disputes with your tenants.
    • Property Inspections / Maintenance - It is important that your property is well maintained and looked after by your tenants. We will arrange and carry out regular inspections protecting your investment and report to you any required maintenance that is required.
    • End Of Tenancy - From inspecting the property to managing the checkout process, our goal is to ensure that this process is managed professionally on your behalf.

    The Fee for our Full Management Service is 10% + VAT of the monthly rent achieved. There is an initial set up fee of £250 + VAT and £150 + VAT for each subsequent Tenancy.

    Tenant find only service

    This service is aimed at Landlords who wish to be more involved in the day-to-day / month-by- month process of managing their investment. Our service is based on finding a suitable tenant for you.

    • Marketing - Your property will be advertised and promoted through the various recognised property portals including our website and any local advertising that we may be undertaken.
    • Accompanied Viewings - Our experienced team will be on hand to accompany viewings of the property which will help maximise every opportunity of finding the right tenant for your property. We often find that this is a perfect opportunity for us to help your viewers to understand the process and become perfect tenants.
    • Tenant Referencing - This is one of the most important aspects to finding the right tenant for your property and we will manage the referencing aspect on your behalf.
    • Tenancy Agreements - We will produce your tenancy agreement and any other associated documentation to ensure it meets industry regulations and any legal requirements.
    • Rent Collection - We have experience in managing the collection of rent from your tenants and ensuring that we represent you correctly in the legal process of collection rent and managing rent arrears if applicable.

Tenants Guide

    Here is a sample of some of the possible questions you may have, but please do not hesitate to call us to discuss your queries or send us an email.

    How can I arrange a viewing on a property?
    You can view our full range of properties to let here on our property search feature. If you wish to arrange an appointment to view a property, please contact us by phone. We are available for viewings Monday to Friday 9am - 5.30pm or Saturdays 9am - 4.00pm.

    How can I find out more about the general running costs of a property?
    Energy Performance Certificates are available for all of our properties, and you can refer to this at the time of your viewing. An EPC will give you an idea of the energy efficiency of the property. Our experienced team can advise on approximate running costs.

    What are the minimum requirements for me to become a tenant?
    If you are interested in renting a property you must be at least 18 years of age and in full time employment.

    What references are required?
    Proof of income is required for all prospective tenants. Usually this is in the form of an employer's reference, or if you are self-employed, an accountant's reference will suffice. We can discuss other options with you if required. We will also require a bank reference and landlords reference if you are renting at present. We will also carry of a credit check too.

    Will I need a guarantor?
    You may be asked to provide a guarantor if your income is low, or if you have just started working. The guarantor, usually a parent, would also need to supply the required references. They will be asked to sign the tenancy agreement and will remain a guarantor for the duration of the tenancy.

    What fees are payable and what do I pay up front?
    At the time of applying for a tenancy you will also be asked to pay an administration fee which we will discuss with you. The day before you move in to the property you will be required to pay the first month's rent and one month's rent as your deposit. The minimum tenancy term is normally six months.

    When I move in what utilities am I responsible for?
    In normal circumstances, you will be responsible for paying the Council Tax, water charges, gas or oil, electricity, and any costs in respect of the telephone. Sometimes a monthly rental price may include some of these services, but this will be specified in the description.

    When can I see the tenancy agreement?
    You will be supplied with a copy of the tenancy agreement at least a week before you are asked to sign it, so that you have plenty of time to discuss it either with ourselves or a solicitor.

    How will my deposit be handled?
    We are members of the Tenancy Deposit Scheme, which is designed to protect tenants' deposits to ensure that no unfair charges are made. Your deposit will be held in a building society account at our control but with interest accruing to you.

    What else do I need to know?

    Before moving in you will also be asked to check and sign a detailed inventory and schedule of condition of the property. This will be checked again once you vacate the property. We would hope to be able to refund your deposit to you in full within a week or so of you leaving. If, however, we are not satisfied with the way a property is left charges will only be made after discussion with you. Whenever possible you will be given an opportunity of putting matters right yourself.

    Who will be responsible for repairs?
    The Landlord is responsible for maintaining the property. In addition, you will be supplied with a Gas Safety Certificate. Our office is open during normal office hours and we request that any maintenance problems should be reported at the earliest opportunity.

    Can I expect to see anyone from Kavanaghs during my tenancy?
    We will visit you on a regular basis (usually every four months) as part of our management service for our landlords. The visit is a good opportunity for you to discuss any maintenance issues you may have, or any other concerns that may have arisen. The visit will be arranged at times and dates to suit you.
