    Would you like your RENT PAID every month GUARANTEED, whether your tenant has paid or not?! Due to our extremely high rent collection (above 99% every month) we are confident that we will receive your rent. However, in the event a tenant does not pay, or is even late with their payment, we will still pay your rent on time every month. In the unlikely event we need to evict a tenant for non-payment of rent, we will also take care of all expenses including any legal and court costs up to vacant possession. We will also pay you the full asking rent at current market value and not offer you a discounted amount. You will not require any additional insurance, other than the standard landlord liability cover and we will also ensure all tenants also have their own tenant liability cover to include up to £2500 for any damage to your property, on top of their deposit.     Using a reputable agency can often reduce the void period between tenants and improve the suitability of the tenant. Once we have secured, referenced and moved in the new tenant Landlords deal directly with all miscellaneous issues. From time to time Landlords refer the agency to assist in tenant issues at an additional charge.

    At the earliest opportunity, we will visit you at your property and guide you step-by-step through the process of letting your property, answering the many questions you may have. You will be advised of the best rental you may hope to achieve for your property, and the type of tenant you might be interested in. We will also discuss the most suitable management package to suit your individual needs.

    This service is offered without obligation and completely free of charge.

    Our Agreement

    Lanes Rentals will ensure you are kept fully informed at every stage of the letting process. As part of our commitment to you, we will provide you with a clear and understandable service agreement, which will detail exactly how your property will be managed and what we expect in return of you as a landlord.

    Marketing Your Property

    In addition to weekly colour advertising in the local press we also advertise your property on a number of property websites including Rightmove. From the moment you instruct us, your property details can be seen by the widest audience possible over the world-wide-web. We prefer to use as many internal shots to show off your property and highlight all its features & selling points as well as 3D Floor Plans. At the touch of a button, your property specification can be matched to appropriate tenants on our database to shortlist potential candidates. Lanes Rentals have also developed a mobile phone app to broaden the coverage of our properties.
