    Getting ready for market

    To comply with current legislation, a number of legal documents are required before we can let your property:

    We expertly photograph your property and our copywriters will bring the details to life to give potential tenants a feel for living there.

    Showcasing your property

    Once you have approved your details, we upload your property to our website and any other sites on which we advertise. If you wish, and where the council permits, we put up one of our distinctive 'To Let' boards. We still value the importance of these boards just as much as internet listings. We will always call you and/or the current tenants to arrange a convenient time for viewings and never come round unannounced. If there are any times or days you would prefer, we will aim to accommodate these requests. We will accompany all potential tenants for viewings so we can highlight the benefits that are not immediately obvious, answer any queries and be there for security reasons. We will keep you regularly updated with interest and progress.

    Agreeing the contract

    When we receive applications, we will call you with the details, including the applicant's intended timescales, financial position and background. We complete full referencing and credit checks for all prospective tenants and guarantors. Once you're happy to agree a contract, we contact all parties and set a target start of tenancy date.

    Moving

    Our team at Lemontree will draw up all start of tenancy agreements, including deposit and contractual agreements. We will arrange cleaning if needed and complete an inventory before the tenant moves in. We will notify utility companies and the council tax department with details of occupier changes.

    Property management

    As part of our full management service, collection of rent and payment to your chosen bank account will be arranged. Our accounts team will send you a monthly statement detailing any deductions, if applicable. Property managers will complete regular inspections of your property and provide feedback where necessary. We will arrange and facilitate maintenance with our dedicated 24 hour emergency call-out team, as agreed by you

    Our management fee varies between 9-12.5 percent as we  bespoke our management package to suit your needs.  The full management service includes: complete marketing, floor plan, tenant find, legal paperwork, full photographic inventory, monthly statement, inspections, rent reviews, Gas Safe renewal, checkout and the organisation of any maintenance work. You will also benefit from our in-house 24/7 maintenance team!

    Finding the right property can be a stressful time for house hunters. We aim to make your moving process as smooth as possible for you.

    Viewing a property

    A member of our Lemontree team will arrange a suitable time for you to view the property. We are open six days a week to accommodate as many prospective tenants as possible.

    Applying for a property

    When you find the right property, we ask every person aged 18 or over to complete an application form. We will ask for an administration fee aswell, just to confirm commitment to the property.

    Tenant checks

    To make sure you are correctly matched to the property, we will complete professional and personal references. Our accounts team will carry out a credit check.

    The move

    Once a start of tenancy date is agreed, we will invite you into our offices to complete the legal documentation. A deposit of one and a half months' rent will be required which will be registered with the Deposit Protection Service. You will be supplied with a certificate of registration when this has been completed. An inventory and schedule of condition will have been prepared. This will be checked and agreed with you at the start of your tenancy.

    Your tenancy

    Your monthly rent is payable in advance by standing order payments, usually on the 28th of the preceding month. However, there is room for flexibility on this, subject to the agreement of the landlord. Any maintenance problems should be reported immediately and we can have them fixed quickly.

    At the end of tenancy, we will check the inventory and your deposit will be released subject to any deductions. We are happy to act as a professional reference for your next property.

    Permitted Payment
    A refundable Holding Deposit of 1 weeks rent will be required at the application stage to hold the property. This will be refundable if the Landlord decides not to honour your application or you change your mind. If you fail your Right to Rent check or give false information, the payment will be retained.
