    Step 1 - Get a Free Valuation
    Before you can make a decision about selling your property, you need to know what you would be likely to sell it for on the open market.

    • A solicitor/estate agent like us can provide this property valuation for you.
    • We look at comparable sales of properties in your area, use our expertise of the local market and demand levels and provide you with an accurate estimate of what we would expect your property to sell for.
    • Your valuation is completely free of charge and provided with no obligation.

    Step 2 - Appoint an Estate Agent
    Once you have had your valuation, you will need to appoint an estate agent or solicitor estate agent to market your property for sale. You should find out how much it's going to cost first though! A quote from a solicitor/estate agent should contain a breakdown of:

    • The estate agency fee;
    • The legal/conveyancing fee;
    • The cost of marketing and advertising materials for the property;
    • Governmental and other third party charges relating to the legal/conveyancing work;
    • VAT.

    Step 3 - Get a Home Report
    Since 2008, all residential properties marketed for sale in Scotland must have a Home Report before coming onto the market. There are three elements to the Home Report.

    • The Property Questionnaire is completed by the property owner and contains useful information for the potential buyer as well as information that is helpful to the conveyancing process.
    • The Energy Performance Certificate (EPC) rates the energy efficiency of the property.
    • The Survey covers the structural elements of the property and rates various elements of the physical make-up of the property on a scale from 1 to 3, with 1 being the best and 3 being the worst. It also provides a surveyor's valuation of the property and a reinstatement value, plus issues that might be of interest to the purchaser's solicitor.

    Your solicitor/estate agent will generally sort the Home Report out for you.

    Step 4 - Photos and Marketing Materials Produced
    The final stage of getting your property onto the market is for the estate agent to send a photographer to take photographs of your property and to gather details about the property that will be used for the adverts that appear on the agent's website, in any marketing materials like property brochures and on the portals, like Rightmove, that your property is advertised on.

    Once you have approved your photos and marketing materials and signed-off your Home Report, your estate agent will usually arrange for a For Sale Board to go up and for all of your adverts to go 'live'. At that point, your property is on the market and viewings can begin.
