    Here at Matthew's we will go beyond what you would normally expect to make

    letting your property as easy and stress free as possible. Our aim is to do the

    simple things right: maximising your income, lowering your risk and giving you

    peace of mind.

    Considerations before letting..

    We will offer you comprehensive advice on how to present your property for letting

    in order to maximise your rental yield. Here are a few initial considerations:


    Think about how you present your property to the market initially. Freshly

    painted properties in neutral colours with modern bathrooms and kitchens and

    decent carpets and curtains will rent more quickly and give a better return.


    Decide if you want to let the property furnished or unfurnished. Best to

    leave unfurnished if not supplying new or new-ish items. See our guide to

    legislation for regulations relating to soft furnishings.


    These decisions can be influenced by the type of property you are renting, if you

    are renting out a family home for a period of time you are likely to put more

    restrictions on who you are willing to let to than if it is an investment property.

    Specifying restrictions will narrow the market but ultimately, as Landlord, the

    decision is yours. The most common restrictions are on pets and smokers,

    although some Landlords will take pets but with a larger deposit or on the

    understanding that all carpets will be shampooed at the end of the tenancy.


    If you have a mortgage on your property you must inform the lender as

    there may be limitations. Similarly you should check that your buildings and

    contents insurances cover you for letting the property. We can recommend an

    insurance provider if necessary. If your property is leasehold, you must check

    there are no restrictions within the head lease and whether you are required

    to gain permission before letting.

    Overseas Landlords

    If you are to be an Overseas Landlord you are required by the Inland Revenue

    to register as a non-resident Landlord for the purposes of taxation. You will

    be issued with an approval number, which allows us to pass gross payment

    on to you. Without this approval number we are required to withhold income

    tax and pay it over to the Inland Revenue on your behalf. We can provide you

    with the appropriate application form for submission to the Inland Revenue.

    Advantages of renting

    Renting has become increasingly popular, as it allows far more flexibility when

    moving around due to changes in career or personal circumstances. If you are

    relocating to Chester, renting a property gives you the time to get to know the

    different areas and have a look around for the right property to buy.

    The quality of properties available to rent has improved greatly over recent

    years as tenant expectations have increased and there are many more rules and

    regulations in place to irradicate some of the rogue landlords of the past.

    The initial outlay when renting a property is much less than buying because you

    do not have to put down a large deposit. Your landlord will be responsible for

    repairs and maintenance and so you won't have any nasty unexpected bills.

    Benefits of using and ARLA licenced agent

    The best way to ensure you will be renting a good quality property through

    a professional agent is to ensure they are registered by the Association of

    Residential Letting Agents (ARLA). An ARLA agency, such as ours, will only rent

    properties which comply with current legislation. Your money will be protected

    by a client monies protection scheme and your deposit will be registered with

    a government registered scheme. The agent will also be a member of a redress

    scheme such as the Property Ombudsman and will have Professional Indemnity

    Insurance, so you are protected if anything goes wrong.

    If the property is managed by us you can be assured that any maintenance

    issues you report to us will be dealt with as soon as possible.

    Considerations before letting...

    Before looking for a property, have a think about prioritising what you require

    and what you are prepared to be flexible about. For example:

    • Furnishing - properties will be offered with varying levels of furniture

    provided, but usually contain white goods in the kitchen, carpets and curtains.

    Make sure you are clear about just what is provided and what is not, as

    you may view a property with the current tenants still in situ with their own

    furniture in place

    • Many Landlords do not allow pets or smoking. This may severely restrict the

    properties available to you

    • Check out the area at different times of the day to make sure it is suitable

    for you

    • Check there is sufficient parking for your needs or public transport nearby

    should you require it

    • Start viewing early as the best properties go very quickly to the tenants who

    are in the best position to move in

    • Find out how much Council Tax is applicable to the property and don't forget

    to budget for the utility bills

    Moving in...

    Once you have found a suitable property, we will ask you to come into the office

    in order for us to talk you through the application and referencing process.

    You will be asked to pay an administration fee which will hold the property for

    you while references and credit checks are undertaken.

    It is worth warning your employer and previous landlord (if applicable) that they

    will be contacted for a reference so they can respond in good time.

    If you know of any reason why you may fail a credit check or reference you

    should mention it to us before paying the fee, as it is non-refundable once we

    start the checks. You may still be able to pass the referencing as long as you

    have declared any issues beforehand rather than waiting for them to show up

    on a check, which will automatically fail you.

    You will also be asked for some form of Photo I.D. and proof of your current

    address. If you are in the country on a visa and work permit, you must ensure

    that they will remain valid for the whole term of the tenancy.

    Once the referencing checks are passed, we will agree a date with you to move

    in and prepare the tenancy agreement for you to read and sign.

    You will be asked to pay the first month's rent and the deposit (usually the

    equivalent of 6 weeks rent) so that the funds have cleared into our account by

    the tenancy start date.

    Our tenancy agreements are set for the initial minimum period of 6 months and

    then roll onto a "Periodic Tenancy" which means you can give the Landlord one

    months' notice or he can give you two months' notice after the initial term.

    Many agents will insist on renewing the tenancy agreement every six months

    and will charge you for the privilege, but here at Matthew's we prefer to leave

    things more flexible so you can move on when it is convenient for you. If

    you would prefer a longer tenancy or six monthly renewals however, we can

    certainly negotiate that for you.

    Rebecca Matthew - Managing Director

    I joined our family company in 2000 to concentrate on the Lettings side of the business which was growing rapidly. Since then that department has trebled in size. We now also have a successful student lettings department and Block Management department. I took over as Managing Director in 2012. I am a member of the National Association of Estate Agents and the Association of Residential Letting Agents and a past chairman of the Chester Association of Auctioneers, Estate Agents and Surveyors.

    Area of Expertise: Sales, Lettings and Block Management.

    Karen Ball - Operations Manager

    I have been with the company since February 2014 having worked in the letting industry for over 20 years. My role includes valuations and dealing with the general day-to-day challenges of a busy department, a good knowledge of property repairs and what is required to solve them, advising the landlord accordingly. If there are challenges with a tenant, both Sarah and I will often arrange to go out and see what can be done to alleviate the problem and ensure both rental and property remains stable.

    Area of Expertise: Valuations, customer service.

    Interests: Driving, cooking, family, visits to period properties, anything to do with water. I find a walk by the seaside the most relaxing thing ever.

    Sarah Brett - Operations Manager

    I've been working in lettings for 20 years and with Matthew's since the beginning of 2014. I job-share the position of Operations Manager with Karen Ball. We ensure the smooth running of the lettings department and are always on hand to deal with any challenges that may arise, as well as advising landlords and assessing properties ready for the rental market.

    Dee Horan - Lettings Negotiator

    I joined the company in 2006 as a Lettings Negotiator. I am the first port of call for all landlords, tenants and referencing agencies, ensuring the swift and efficient turnaround of tenancies.
