    Our residential lettings department, based in our St Austell Office, provides both fully managed and let only services.

    They are able to provide information and advice on all aspects of letting out property from appropriate rental figures to the safety checks and certificates required in order to let a property.

    A photographic record of the property is maintained throughout a tenancy from the inventory undertaken when the tenant moves in, to photographic inspection reports undertaken periodically throughout the duration of the property and a check out report also incorporating photographs once a tenant has left the property.

    All deposits are lodged with the Tenancy Deposit Service which provides both the landlord and tenant with added protection in the event of a dispute at the end of a tenancy.


    Our commercial department is very active in the local St Austell market and surrounding areas. They currently act for several property owners around the town and in respect of new commercial developments currently in the process of being constructed.

    They also provide a commercial management service whereby they are able to arrange collection of service charge payments, providing the landlord with a service charge statement on a yearly basis, provide advice in relation to rent reviews and lease renewals and undertake Schedules of Dilapidations. They are also able to provide advice regarding rating assessments and submit rating appeals where required.


    Our professional services department is able to offer a wide variety of reports and advice such as Mortgage Valuation reports, RICS Homebuyer Reports, Building Surveys, Concrete Screening Tests, Probate and Matrimonial Valuation reports and Expert Witness.
