    How do we do this?

    We will give you a fair and honest valuation if selling and then we ALWAYS accompany the viewings so that we guarantee not only a safe environment but ascertain the viewers true feelings about the property. 

    Once you are under offer we ensure that the finances are in place and that the buyers can afford the property. We do this by speaking to their financial advisor or, if there is no mortgage required we ask to see proof of funds.

    Once we are satisfied, we then make sure solicitors are instructed and monitor the progress of your sale on a regular basis. We feel this is imperative as our work is not done until you have completed.

    If you are buying we will assist you at every step if required and help you arrange surveyors, mortgages and solicitors. We then regularly monitor the progress of your purchase with solicitors and give you regular updates. This ensures that any problems can be detected early and dealt with.

    We advertise on all the main online property portals. Our computerized database means that the minute your property goes on the market, it will be matched to a vast register of people already actively looking in our area.

    Once we get you under offer there is still much to do. We insist on thoroughly looking into the buyer's finances to establish whether they can genuinely afford the property. We speak to their mortgage advisor if a mortgage is required or ask to see evidence of financial statements if they are cash buyers. Once we are satisfied they can afford it we will let you know and we can then instruct solicitors.

    We regularly monitor the process and make sure solicitors are communicating and if there are any problems, we can pick this up early and help to solve them. We have found that this level of service ensures minimum fall through rates and we only feel our work is done once you have completed.

    Whether you are a first time buyer or a seasoned mover, we will bespoke our service to meet your requirements.

    We can guide you through the whole process. We will accompany you on viewings and the advantage of this is that we can then get a better understanding of what you are looking for and can show you other properties that we feel will suit you.

    Once you find a property, we will need to discuss your financial plans and can help you with your mortgage arrangements if required or,  if you already have one in place, we will speak to your financial advisor to ensure the whole process is as smooth as possible.

    If you do not already have a solicitor, we can provide you with recommendations, or we can instruct your existing solicitor if preferred.

    We will monitor your purchase throughout, making sure mortgage valuations are booked together with surveys if required. We speak to solicitors regularly to ensure that if there are any problems they can be detected early and dealt with.

    We feel that this makes a huge difference and our buyers and sellers are always very well supported.
