    What should you consider?

    When deciding upon an agent to manage your property sale we feel there are three main areas you should consider:
    Price, Fees and Service. Where service can also be broken down into Marketing and Customer Service.

    All of them are equally important if you are expecting to obtain the best price within your desired timescale and enjoy a process that is as smooth as possible.

    The McDonalds Appraisal Team, Steve, Cris and Daniel, command of 80 years experience of appraising property on the Fylde Coast. 
    Before attending any appointment we will research relevant comparable information and bring it with us where possible to show you how we arrived at our recommendation.
    Ultimately the listing price is your decision but we want you to be as informed as possible when making that decision.

    TIP: Make sure your price considers your timescale but is optimistic whilst achievable.

    McDonalds charge a very competitive fee that above all offers excellent value for money. 
    There are agents that charge more, but we are not aware of any service benefits over the sales package McDonalds can offer you.
    There are agents that charge less, but there are significant elements missing from their marketing package that we strongly believe may affect the price your achieve and service you and potential buyers receive.

    TIP: look for value for money

    What should you consider?

    Finance

    If you require mortgage finance you should look into this at the very start of the process. A lender should be able to supply you an AIP (Agreement In Principal), relatively quickly. It will be an estimate of what a lender will loan to you and the relevant costs. Make sure the information you give is honest and accurate or when you come to submit a formal mortgage application for a property purchase, if the information differs, they may not lend you the money on the same terms, or even at all.
    If you don't have a broker to discuss this with give McDonalds a call and we'll introduce you to our broker.

    TIP: Keep a copy of the AIP to present to an estate agent when you find a property you'd like to buy. It will show you are 'pre-approved' and can be an advantage over a competing buyer who hasn't obtained one.

    What, Where, When?

    When registering with agents be sure to know what you are looking for. Price, location, accommodation etc. 
    It will help the agent identify suitable property. The better they understand your needs the more likely you'll find the perfect home.

    Making an offer

    If you feel a property isn't worth the figure being asked you are entitled to make an offer. That said, McDonalds always offer honest appraisals, so our properties are much more likely to be realistically priced.
    Do not be afraid of paying the asking price to try to ensure you secure the property. Especially in a bullish market as you are likely completing with other buyers.

    Obviously its the seller that commissions the agent., so an estate agent is acting for the seller.

    If you need mortgage finance ask us to put you in touch with McDonalds mortgage broker. She will shop around all lenders to offer the very best deal to match your needs. A mortgage is a huge commitment and she may just be able to save you some money.

    TIP: a broker is not tied to a single lender, so can compare hundreds more sources of finance for a better deal than any single lender.

    Steve Howes, Director / Owner / Valuer
    Joined McDonalds originally as a Mortgage adviser in 1989, before switching codes and becoming what was then the companies youngest Branch Sales Manager. Steve's passion for the industry knows no bounds, which then led him into a management buyout in 1996. The company facts and figures man, and our digital maestro.
    Outside of work you'll mostly find him: Enjoying the great outdoors.

    Cris Buck, Director / Owner / Valuer
    Began agency life at a national corporate company before joining McDonalds as a Sales Negotiator way back in 1991. Cris progressed through the ranks, including becoming a qualified Financial Adviser with a specialism in Mortgages. Such was his belief in the ethos of the company, that in 1996 he joined fellow Director Steve in a management buyout of the sales arm of the company
    Outside of work you'll mostly find him: Being a part time, unpaid taxi driver - the joy of a busy teenager !

    Shirley Nuttall / Senior Manager
    Part of the furniture, Shirley joined the team straight from school on a skills training programme in 1998. Such is her work ethic and selling success that she's gained promotion after promotion to her current role as the Senior Manager. Shirley is responsible for the day to day running of the Blackpool office, and everything else if the Directors aren't around
    Outside of work you'll mostly find her: Chasing around after her two boys.

    Sue started her career at a National Estate Agency in 1988, before becoming part of the original McDonald And Company under the previous ownership, what she doesn't know about the buying and selling process possibly isn't worth knowing.
