    The most important thing when buying your first home is to be prepared and do your homework.

    Start with making sure you can get a mortgage and that you have the necessary funds. At Merrick Binch, we have a team of dedicated independent mortgage advisers that can source the whole market to ensure you get the best deal. They can also issue you with a 'Mortgage Certificate'.     Tips for Buyers looking to Sell their Current Home

    If you are buying a property but need to sell your current home first, then there are a number of steps to take to ensure your move goes smoothly.

    Step one is to get a valuation on your current property. The team at Merrick Binch will be happy to give you a free, no obligation valuation of your property. We guarantee to show you lots of comparable evidence of similar properties to yours that have recently sold. This will help you get the correct figure to market your property, and also help you decide the maximum purchase price of your new home.

    Step two is to then look at the financial costs of moving home. You need to be aware of all the costs associated with both buying and selling. A majority of these costs will come from the equity held in your home. Once the costs of moving have been established, you then need to speak to an independent mortgage adviser to assess your mortgage payments at your new home. Again, Merrick Binch have access to a team of independent mortgage advisers that can help you with these figures and find you the best mortgage deal on the market.

    Step Three is then to put your home on the market with a view to selling it. Some buyers in this situation decide to wait until they have find their ideal home before putting their property for sale. This is potentially a risky strategy as a seller will not accept any offers from buyers who are not proceedable. (ie. Who haven't yet sold their home).

    Capital Growth, Rental Yields, or a Mixture of Both

    When buying an investment property, what do you go for? Do you aim for capital growth, a high rental yield, or a mixture of both. This is where speaking to the experts at Merrick Binch can help. The best returns will be made if you buy properties that need improvements that are offered at a competitive price, and that are in highly sought after areas that tenants want to live in. My advice is to look for properties that offer a minimum of 7% rental yield per annum. Rental yield is calculated as a percentage of the annual rent achieved against the full price of the property purchase including any improvement costs. For example- A property achieving £600 per calendar month equates to £7200 per annum. If you buy a house for £80,000 with £15,000 of improvement costs, this equates to £95,000. This example will produce a rental yield of over 7.5%. A lot higher than you will achieve in a Building Society.

    Trevor Binch- Managing Director
    Trevor Binch is the managing director of Merrick Binch estate agents. Trevor has been in the property industry from 1995 and was one of the founding partners of Merrick Binch in 2009. He has done everything in the property industry from mortgage advising, estate agency management and lettings before setting up his own company. Trevor specializes in the overall running of Merrick Binch from valuing houses to paying the staff's wages. 

    Trevor is a massive cricket fan and can be seen at Edgbaston watching the Warwickshire Bears and England play. He is also a member of the Coventry Three Spires Round Table who organise the annual Coventry Fun Run to raise money for local Coventry charities and good causes. Trevor became a grandfather in 2013 at the age of 42.

    Michael Binch is one of the directors and founding members of Merrick Binch estate agents. Michael started his career in automotive design, before deciding he preferred being in front of the public instead of a laptop. He is passionate about helping people move into their dream homes, and believes that all properties will sell giving the correct marketing. 

    Michael is married to Caroline and he has 2 young children- Daniel & Jessica. Michael is a huge Coventry City FC fan and often visits the Ricoh arena when work and family commitments let him. He also enjoys running round the Memorial Park to keep fit.

    Nick Williams is one of the directors and founder members of staff of Merrick Binch estate agents. Nick has been in the property industry from leaving school and has worked for some of the most well known estate agents in Coventry & Warwickshire. He joined Merrick Binch in 2009 and now specializes in valuing customers' homes and ensuring they sell for the very best price. Nick's real passion is seeing how happy and excited people are on completion day. He loves handing a set of keys over and wishing them well in their new home. 

    Outside of work, Nick can often be found on the golf course. After taking up golf in 2013, he has now moved on to a handicap of 18 and hopes to get this to single figures by the end of 2015. He lives in the heart of Earlsdon with his partner Jessica, his daughter Darcy, and Chihuahua Lola.

    Dianne Hunt- Sales Chaser
    Dianne Hunt has probably the most important role in Merrick Binch estate agents. Dianne is the sales chaser and her job is to ensure that an agreed sale goes all the way to legal completion. Her job involves liaising with mortgage brokers, solicitors, surveyors and other estate agents to ensure that the sale goes through as soon as possible. She is very well known and respected by all local Coventry solicitors and this great relationship is one of the reasons Merrick Binch has the lowest cancellation rate out of all Coventry estate agents. 

    Dianne goes swimming most mornings to keep fit, and loves going on cruise holidays with her partner Trevor Binch. She also spends a lot of time with her daughter Amie who is studying Law and Criminology at De Montfort university in Leicester.

    Leigh Caswell- Senior Sales Negotiator
    Leigh Caswell is the senior sales negotiator at Merrick Binch estate agents. Leigh has been with Merrick Binch since 2011 having worked in the property industry for over 8 years. Prior to this, Leigh was in the British Army as a fusilier. Leigh specialises in showing buyers round the houses for sale. He loves meeting new people every day and really enjoys matching the right buyers to the right homes.

    Outside of work, Leigh is an amateur boxer. He trained and competed at boxing in the army, and now does this on a regular basis to keep fit and to meet up with friends and other boxers. He is also a keen artist in oil painting. One of his pieces of work hangs in the Merrick Binch offices. A painting of a famous cricketing scene in the 2005 Ashes series.

    Bronte Williams is the sales chaser/ administrator for Merrick Binch estate agents. Bronte joined Merrick Binch in 2013 having worked in the service industry from leaving school. She does everything from answering phones, booking valuations and viewings, and ensuring we have enough postage stamps in the office.
