    We have been selling properties by auction for over 50 years and this remains an important part of our business. In 1963 we began auctioning properties individually on the premises moving to composite property auctions in 1994, i.e. where a large number of properties are offered on a fixed day at a local venue. Thus bringing a large number of buyers together and enhancing selling prospects. 

    Our office opening hours are between 9am-5:30pm Monday to Friday and we open 9:30am-4pm on Saturday. At Metcalf's we understand that these hours are not always convenient for our clients so we provide out of hours viewings and valuations for your expediency.

    Call Metcalf's to book your free, no-obligation valuation. During the valuation we will discuss the properties suitability for the open market and potentially auction, the guide price, the terms and conditions any fees involved.

    Our fees: Metcalf's are due a fee from the point of exchange, once we have sold your property. That is unless you withdraw the property before the contract agreement term has ended. £150 + VAT is payable should you decide to withdraw before the term ends.

    Our agreement: It will be necessary for you to sign a contract instructing Metcalf's to act on your behalf. This agreement usually lasts for a term of 6 months.

    We will require you to consider the following;

    1. A sales figure you would be happy to accept.

    2. Installation of a sales board at the property.

    3. Inspection by potential buyers.

    You must provide us with the following information;

    1. Solicitors details (we can refer someone if necessary)

    2. Any additional information that may affect the sale, e.g. Outstanding charges, public Notices, etc.

    3. Viewing arrangements (we are happy to conduct viewings on your behalf)


    • Once you have returned the signed agreement we will begin actively marketing the property.

    •If we haven't already we will arrange to take measurements (if residential) and photos in order to prepare the sales particulars.

    A copy of the sales particulars and signed contract will be sent to you either via email or in the post. You will need to confirm the details are accurate.

    A sales board will be installed at the property (should you agree)

    The property will be advertised on all the major property portals including Rightmove and Zoopla, Facebook, Metcalf's shop front window plus our own website

    We will keep you up to date with the level of interest and any offers that are put forward. We are legally obliged to put all offers forward no matter how low they are.

    We will organise and manage viewings and liaise with you if necessary (i.e. if you live at the property)

    Property tips for buying
    • Buying the right house can be one of the most important decisions that you make - so it's important to get it right.

      Here are a few pointers in order to help you find your next dream home.

    • 1. A clinical approach
      On the first viewing, try and remain objective and view the property as a building that needs inspecting. Staying one step removed will help you to formulate a balanced view of the property.
    • 2. View it, view it and view it again
      What you see on the second and third visit may have escaped your attention the first time around. Not only that, but we would recommend that you try to view a property at different times of the day in order to see the bigger picture.
    • 3. Don't leave any stone unturned
      Are there any hairline cracks in the walls or ceiling? If so, make sure you investigate further. Ruling out structural issues from the outset could save you time, money and pain later down the line. Equally, don't be put off the property if you do spot something. A professional opinion will give you peace of mind and may provide you with the power to negotiate on price.
    • 4. Make sure it's not damp.
      Be wary of damp. Even if you can't see it damp can be present, so keep your nose tuned in for musty smells.
    • 5. Get familiar with the property and area
      Spend at least 30 minutes looking around the property and at least 30 minutes walking around the general area. The property might be fantastic but if the general area isn't what you're looking for then walking around the area might help you avoid walking into a mistake.
    • 6. Only fools rush in

      Visit the property at rush hour. Is it any different? Is there a build up of traffic at key commuting times? If so, it may influence your decision. Either way, it's best to know as much as you can before you commit.

    • 7. Our survey says...
      Make sure you have your prospective property surveyed. A seller doesn't have to tell you about any problems - and they may even try to cover them up. If a survey reveals the worst possible scenario and one that's enough to put you off the property, don't be disheartened. It may have saved you tens of thousands of pounds in the future.
    • 8. Use a checklist
      Checklists, like the one here , are a fantastic way in which to make sure you gather as much information as possible from your viewings. Don't be afraid to use them - they may help uncover critical information that could influence your decision.
    • 9. Think long-term
      When finding the property of your dreams it's easy to forget to think ahead. It's often worth asking yourself would you be happy living in the property three, four and five years from now - and will this property suit your long-term (and even short-term) plans?
    • 10. Find a good mortgage broker
      Once you've found someone who you feel comfortable with, make sure you have a written 'in principle' offer from the start as this can speed things up once you have an offer accepted.

    DANIELLE (Valuer): Danielle is our valuer here at Metcalf's and will attend your property in the initial stage for a free, no obligation valuation. Before attending, Danielle will collect sold price and for sale comparisons, in order to back up the valuation she gives at the appointment. If you are happy with the figure and want to come on the market, you can sign up there and then. (Please note there is a 14 day cooling off period so there is no need to feel pressured into signing) 

    ALIX (Receptionist/Admin): Alix generally deals with answering all incoming calls and books viewings and appointments. Once you have agreed to come on the market Alix will prepare the brochure and send over to you via post/email for you to confirm accuracy. Once we have received confirmation, your property can be set live and put on the market instantly.

    TIM (Sales Manager): Tim is the sales manager here at Metcalf's and purely works on outbound sales, making calls to the database, proactively selling your property. Once you have had your first viewing, Tim will follow up with a call and get feedback for you, keeping you regularly updated throughout. Tim is legally obliged to put all offers forward and will use his best negotiating powers to get you the best possible price achieved. Once you agree a sale, Tim will collect proof of  funds or mortgage agreements and ID from any buyer before removing the property from the market. Once he has the required information, the sale is passed onto Lauren.

    LAUREN (Sales Progresser): Laurens role at Metcalf is to ensure your sale goes through as smoothly as possible. Chasing solicitors daily and updating both vendors and buyers keeping on top of the sale all the way through until completion. Lauren also does accompanied viewings for both vacant properties and vendor accompanied should you feel uncomfortable showing a stranger round your home.
