USING A PROFESSIONAL LETTING AGENTABOUT MILLERSON
More and more Landlords are seeking the services of a Professional Letting Agent to take over the administration required in letting their property. There are also currently over 150 pieces of legislation that landlords and agents alike must comply with. Failure to do so can carry a hefty fine, imprisonment or both. The Tenancy Agreement is a legally binding document between the Tenant & Landlord and both parties need to ensure that they fully understand their rights and obligations. Landlords are also subject to, and expected to comply with, applicable safety legislation. Using an Agent affords the Landlord "peace of mind" with the knowledge that their property is being managed by professionals who are conversant with current letting procedures and legislation.
Millerson has established itself as one of the leading independent estate agencies in Cornwall & West Devon. Our offices are situated at strategic locations to provide us with a sound base from which to serve the community. Our lettings department believes in offering a quality service unmatched by other agents. Our services are designed to put the landlord first and to ensure the successful management of your property.
The lettings market has expanded considerably in recent years and at the same time, become increasingly more bound by regulation and legislation. We have invested heavily in our staff and technology to ensure we understand, and are able to meet, the needs of our clients in this increasingly difficult environment.
Your property is a major investment. Letting it demands careful planning and we would urge you to use a professional agent who will look after your interests and help you optimise your returns. At the same time, you must be aware of your responsibilities and obligations as a landlord. We aim to use our expertise and experience to ensure that your tenancy is compliant and as stress free as possible, giving you peace of mind throughout the tenancy.

This guide is designed to offer comprehensive information about all aspects of letting a property whilst also giving you an insight in to the comprehensive services we offer.

Having spent many years working in the fast paced motor industry, I felt my skillset was perfectly suited to providing my admin skills to a very busy Estate Agency office! My love for properties and dealing with the general public have helped me integrate into this role, and after almost twelve months in the position I now feel a very important part of the furniture! In my spare time I love getting out and about exploring the great local countryside with my two dogs.

      Thinking of Selling Your Property?
There is endless amounts of information written on when the best time to buy and sell is, but more often than not, it is more about when is the right time to move for you. There are, however, some considerations that you should consider when you are thinking of purchasing or selling a property:
      The State of the Market

There are peaks and troughs throughout the year to consider if you are seeking to make the most of the opportunity to move, so having some knowledge of the market cycle could prove to be useful.

      Spring

Often the most popular time of the year to buy and sell, if you find a property in the spring, you are likely to be in your new home by the summer. The increased levels of daylight mean you can view the properties, quite literally in a new light, offering a new perspective that you might not have seen before. The Easter Bank Holidays also give you more time to consider your option and make a decision.

      Summer

Activity tends to slow down in the summer as the focus is on other things such as school holidays, summer trips and making the most of the longer daylight hours. Knowing that it will take several months for a sale to be completed, parents will often look to move earlier in the year, so they are settled in the new property before the start of the new school year.

      Autumn

Generally, there is an increase in activity through to early November as people are back from their holidays, and there is the chance to get into the new property before Christmas.

      Winter

This is usually one of the hardest times to try and sell, as buyers are preoccupied with Christmas and properties tend to view less well in the darker winter evenings. The motivation of buyers is also decreasing as a general rule, except those who are hunting for a bargain just before Christmas!

What to Look for When Buying a House
With the majority of properties now being found online, it is easier than ever to find a property to suit your needs from the comfort of your sofa! However, because there is such a vast selection to pick from, you will need to take some factors into consideration to help you narrow your options and be more efficient when it comes to house hunting.

The factors that you will need to consider will differ depending on the individual circumstances, but there are some key criteria to consider when undergoing your property search:

Location - where do you want your new property to be?

Size - how many bedrooms do you need?

Price - how much can you realistically afford to pay on your mortgage and bills each month?

    • paragraph

      Before you start hunting...

Before you start your more in-depth search for a house, answering the three questions about will give you need an idea of how many bedrooms you need, a list of locations you are interested in and how much you are willing and able to spend.

But this can seem like quite a daunting task particularly if this is the first time, so to make it a bit easier to digest, consider asking yourself the following questions:

      · What things do you dislike about your current property or area that you would seek to avoid next time?

      · Equally, what are the things you love about your current area and property?

      · How far are you willing to travel for work/school runs/visit friends and family?

      · What is an absolute 'must-have' for your next property?

      · What amenities do you need close by?

      · Are transport links important to you, and if so, which ones do you need to be near to?

    • paragraph

      Viewing properties

It is important that you only view the properties which have all of the necessities that you will have outlined by answering all of the above questions but also be guided by the estate agents helping you find - they may know something you can't appreciate without visiting the property. Once you have narrowed down to your shortlist, set aside some time for viewings. When viewing properties, try to consider the following:

      · Try to view the property at different times of the day so you can get a feel for the neighbourhood at both day and night, while also potentially scoping out your new neighbours!

      · Try to visualise how much work would need to be done on the property. Is it just redecorating, or will there have to be bigger jobs such as electrical rewiring or replacing the boiler?

      · Are the fixtures and fittings up to standard? If they are looking a bit worse for wear, this could be a good starting point when it comes to negotiating the price.

      · Try to get as much information written down as possible, as it can be easy to forget details, particularly if you are viewing multiple properties in a day.

      · How energy efficient is the property currently? This will help you to gauge how much you will be spending on bills.

      · You may also wish to find out what the other offers have been on the property if the information is disclosed.

      · Try to view the property more than once if you feel it is 'the one'.

So, why not take a look at our properties for sale and find your dream home today?

I started my career as a trainee surveyor but soon realised that my love of property made me more suited to selling rather than surveying them ! Fifteen years later and my passion is the same as ever and I am delighted to be heading up the Camborne Branch which is a very successful office and we have an excellent and experienced team. I grew up on the south coast of Cornwall and attended local schools before York University. I like to keep active away from work, enjoying cricket and football as a participant and spectator, spending time with my partner and children and can occasionally be seen playing the drums in a local band.

Sport has always played a big part in my life, I both play and coach football and when not outdoors with my family my other passion is to play guitar and piano in which I am self taught.

Originally from Staffordshire, my early career was in Sales and Marketing for the Brewery and Distillery industry. I moved down to Redruth originally in 2006 with my husband, but moved back to Staffordshire in 2008 due to family illness, and went on to have my two children. Missing the area we moved back to Redruth as a family of four in July 2018. I have experience within the Residential and Auction sector of Estate Agency and enjoy that every day is different. I feel that I have good interpersonal skills, building rapport with clients and I find it very rewarding and satisfying helping clients to find their dream home and making the journey easier for clients selling their home. I enjoy spending time with my family exploring the area especially the beaches and National Trust properties locally. Sunday mornings you can find me standing by the side of a Rugby pitch cheering on my youngest son.

I have a real passion for helping others which reflects highly through my work achievements. Outside of work I enjoy spending time with my partner and young son, Theo. We will often spend our weekends at the beach or on Woodland walks embracing the Cornish scenery. I also like to keep active outside of work and have a keen interest in horses.
