    Daryl, Nick and Nathan own and manage New Foundations together. The following is a brief outline of their history and a small selection of the key points that their business has to offer.

    Nick and Daryl have worked together for 25 years! In that time they have worked for a large corporate agency and then were involved in setting up a successful independent agency in the local area, which they spent the next 10 years helping to improve. Then in 2012 they decided to open New Foundations with the aim of using their experience to develop a business for the 21st century but with the values of a traditional estate agent. In 2021 with the business continuing to improve Daryl and Nick asked Nathan to join them as a director. Nathan has been a great fit bringing his 10 years experience in Bexhill and a proactivity and enthusiasm together with an agreement on the ethos of the company The ethos from the start was service-integrity-local knowledge.

    SERVICE - We prefer not to make wild promises, we let our feedback from our customers speak for itself. In fact the vast majority of our business comes from repeat customers and recommendations.

    INTEGRITY - We are members of the national association of estate agents and property ombudsmen and we work strictly to their code of practice, ensuring purchasers and vendors are dealt with, with complete transparency.

    LOCAL KNOWLEDGE - Our team has between them over 60 years experience in estate agency, crucially nearly all of that having been gained in Bexhill.

    We believe our ability to offer these three things to such a high standard singles us out in a very competitive market.

    We advertise on all 3 major portals, Rightmove, Zoopla and On the market and understand the importance of presentation. Our photography is of the highest standard using professional equipment, we give detailed descriptions and floorplans as standard.

    Our intention has always been to strive to be the best not the biggest, we do not have the biggest register of properties but our ratio of sales to number of instruction's is one the best locally indicating we give accurate advice on price and people trust us to get the job done. Our fall through rate is also well below average demonstrating the care we take in qualifying buyers and our thorough sales progression service.

    Our modern offices are in the main high street and we welcome any enquiries for both prospective buyers and sellers regardless of how early in the process they may be.

    The first step in putting your property on the market is the valuation, our valuers between them have many years experience in the local market. We can also give advice on improvements you could make to your home to maximise the value.

    Offering a service

    We deal with many different types of people, some very familiar with the property market, others need a helping hand and we are only too happy to assist. Nothing is too much trouble for our team. We can recommend solicitors, surveyors, local tradesmen and help organise your EPC, which you will need by law to market your property.


    We use the best equipment in order the present your property in the best possible way, we also use lots of photos because research shows that's what buyers respond to.


    These days no brochure is complete without a floorplan, to give buyers a clear idea of the shape and layout of the rooms- so that they can imagine themselves living there. This is especially important to out of area buyers. At New Foundations these are carried as standard on all instructions.


    These days a good online presence is a powerful tool in finding buyers, we advertise on Rightmove and On the market, so we are on all the main portals. Its also important to keep a mailing list, ours at last count contained over 600 buyers, and as soon as we take instructions these buyers are contacted about your property. Our offices are prominantly situated in the main shopping street in Bexhill.


    Many of our customers prefer us to carry out the viewings and we are only to happy to oblige, it gives us the chance to interact with the potential purchaser and try to get the most out of the situation.


    We'll make sure you're properly updated all the way. We'll contact you after every viewing to pass on the applicants' feedback, and we'll call you regularly to discuss progress.

    Sales progression

    Many a sale has been lost due to poor follow up or inadequate liaison with surveyors and solicitors. In fact on average about 35% of sales agreed in England and Wales fall through. That figure is much less in our case as we spend a great deal of time chasing, all the buyers, solicitors, lenders, surveyors and so on in a chain.


    Many people use services in life that have been recommended to them by friends relatives and colleagues, the vast majority of our business comes from recommendation. We don't constantly tout our competitors instructions, we spend our time offering the best possible service we can so that people feel inspired to recommend us.

    When you start your hunt to buy a property in Bexhill, make sure you register with New Foundations, either through our website, or by phoning or visiting our branch in Devonshire Road. As new properties meeting your criteria come on the market, we'll alert you by post, email and/or telephone. If you are interested in viewing a property, contact us quickly as our properties don't hang around for long!

    Organising finances

    Ideally before you start your property hunt, it's worth making sure you have your finances in place. If you have money in savings or shares, make sure you can access them easily and that there aren't any fixed timelines to withdrawal. If you need a mortgage, we can recommend a mortgage advisor who will work out with you what figure is likely to be available to you. Don't forget to budget for any renovations and removals, plus stamp duty and other buying costs.


    We will always try to be as flexible as possible to fit in with you. We pride ourselves on our attention to detail to answer any queries you've got, to help you make the right decision.

    Making an offer

    Once we've found a property for you that you like, discuss with us the offer you would like to make. We will ask you to confirm how you intend to fund the purchase of your property. If you already have a mortgage arranged, we will ask you to provide an agreement in principle (AIP) document and we will require the details of your financial advisor so that we can clarify the time frame that will be involved for processing your application. If you are buying without a mortgage (a 'cash buyer') you will also need to provide evidence of finance.


    If you are buying with a mortgage, a valuation of the property will be booked by a surveyor on behalf of the mortgage lender. This is to protect their interests by valuing the property and highlighting any major defects that would negatively affect the security of their loan. You can often pay a little extra to have a full survey done at the same time. Our office can also recommend local surveyors should they be required.

    Mortgage offer

    Once your mortgage lender has received the survey report and are satisfied the loan amount is realistic given the valuation, they will issue a mortgage offer to your solicitor.


    It is a good idea to choose a solicitor before you have found your property, so that once you have a sale agreed things can swing into action straight away. If you need a recommendation of a solicitor we can help. Once an offer has been agreed between you and the seller, we will contact each party's solicitors to confirm the details of the sale. Offers are not legally binding until contracts have been exchanged. From now until exchange, you will need to be in close communication with your solicitor and our office will also be in regular contact with you and your solicitor, as well as the the sellers and their solicitor, and the solicitor and Estate Agent of any other people in your chain to make sure that your purchase goes through smoothly and on time.

    Exchange of contracts

    Exchanging contracts is the moment when the sale becomes legally binding on both sides. You can only exchange once you have paid a cleared deposit (usually 10% of the purchase price) to your solicitor's account. Your solicitor will tell you and us when contracts have been exchanged. The completion date is then set by mutual agreement and is also contractually binding.


    Completion is when your property purchase is finalised - the moment you've waited for! Your solicitor and mortgage lender will transfer the outstanding balance to the seller's solicitor. Your solicitor will contact you and us when the money has cleared into their account and we will then release keys to you, and it will be time to move in!

    Daryl Smedmor MNAEA
    Daryl started his estate agency career in Eastbourne in 1991 and after having short stints whilst training in Langney and Peacehaven came over to Bexhill in 1997. He has been a qualified member of the National Association of Estate Agents for a number of years, and together with Nick carries out the majority of the valuations. He continually keeps the phrase "If you look after people today, they will come back and see you tomorrow" in the forefront of his mind at work, and always strives to do the best job he can for his clients. He lives in Bexhill with his young family and Monty the dog!

    Nick Sargant
    Nick began his career in London, but eventually relocated to Bexhill and has worked here now for over 25 years. He has dealt with a lot of people locally in that time and is particularly pleased with the number of customers that come back to him and New Foundations, In fact the vast majority of his clients have dealt with him before or have been recommended to him. Nick is an avid cyclist and on his days off can often been found on his bike. He lives in Hastings with his wife and two children.

    Nathan Dolby
    Nathan began his career in estate agency almost 10 years ago, and then had the opportunity in 2019 to work overseas in the Dubai property market, gaining invaluable experience, before joining Nick and Daryl on his return to Bexhill. Over the years Nathan has picked up a loyal customer base and is well regarded for his friendly and personable personality and his incredible memory for all things property. Nick and Daryl had no hesitation in offering him a directorship knowing he would fit perfectly in with the rest of the team and help to maintain the high levels of service that the company want to offer. Nathan lives in Bexhill and outside of work can often be found either playing football for a local team or coaching for a youth team at Bexhill United.
