    Over the last year we have worked very closely with a great deal of private landlords and investors in the midlands area. What has become very apparent is that approx 82% of landlords do not regularly review their rents. The main reasons being 'I did not know I could review my rent', 'I did not know what the rental market was doing in terms of prices' and 'I have a great tenant - I dont see the point'. 

    Yes we agree that having a great tenant is important but so is ensuring your investment is working for you. 

    To give you an example - one particular portfolio landlord we have worked with approached us with a view to advising her on her current tenancies and the rents they were achieving. Bottom line - we increased the rents across her portfolio, with the tenants blessing, and generated an additional £8000 per year. Our approach to the increases were achieved by working with the tenant, educating them on the market - and also still keeping them slightly below market rents. All tenancies were renewed on fixed term agreements and both landlord and tenant were very happy.

    Please dont fall into the trap of complacency - it will cost you one way or another.

    It is important to note in some circumstances our fees are negotiable particularly for historic clients and multi portfolio landlords. We are always happy to sit down and discuss the best option for you whilst never compromising our service.

    Full Management and Rent Collection fees vary from 10 - 15% per month plus VAT. Reduced rates available for multi portfolio landlords and historic returning clients.

    A monthly set up fee is also charged at the onset of each new tenancy. This varies dependant on the size and rental of the property. 

    Costs can vary from between £300 inc VAT to £550 inc VAT

    Tenancy Deposit Registration fee - ranges from £30 - £35 including VAT - also payable on renewal.

    Check In Fee - FREE of CHARGE

    Check Out Fee - approximately £96 inc VAT but can increase dependant on the size of the property, location, rental and service level.

    Tenancy Renewal Fee - £120 inc VAT but can change dependant on the term and rental of the property.

    Inventory Fee - externally sourced and dependant on size and location of the property.

    Tenancy Renewal Fee - £96 inc VAT but can change dependant on the term and rental of the property.

    The first step in safeguarding your future tenancy is to find a property through a respectable letting agent. Look for the sign that the firm is licensed by The National Approved Letting Scheme & Safe Agent. Here at Newmans we offer all these reassurances.

    The First Step:

    Please contact us to arrange a suitable viewing time. We are here 7 days a week and open until 6.30pm weekdays.

    Once we have successfully found you a suitable property we will ask you to pay a tenancy fee and complete a reference application form. Please note that the application fee is not included in the rent. The fee is based on the number of applicants applying and further details can be obtained on request. Once all references have been approved we will agree a proposed moving in date.

    We will provide you with a copy of your gas safety certificate (if applicable), Energy Performance Certificate and an Inventory. Your deposit and first months rent become payable the day you sign your tenancy agreement. Your deposit will be protected by the Tenancy Deposit Service.

    During the tenancy:

    Dependant on the service the landlord has instructed us to provide we will arrange with you in advance a time for access in order to inspect the condition of the property in accordance with your tenancy agreement. Respond to requests for maintainence.

    Before the tenancy ends:

    Serve you the correct period of Notice as set out in the tenancy agreement.

    Arrange to check the condition of the property which will be measured against the inventory.

    Return to you your deposit as soon as possible less any agreed deductions

    The Next Step...

    Now that you've chosen which property you'd like to rent and make your new home here are some details of what you need to consider and do next, including information on any fees you'll need to pay.


    Once you have chosen your property, you will then need to complete an application form. Applicants must be over 18 years of age and bring proof of identity. Once this is received, we will then obtain references. When applying for your desired property, please bring a form of identification such as a Driving Licence or a Passport. All application fees are NON REFUNDABLE


    The tenancy referencing / administration fees are as follows:

    Leamington Spa & Coventry

    £270 INC VAT which covers one person.

    £210 INC VAT for each additional person.

    £540 INC VAT Company Let.


    £270 INC VAT which covers one person.

    £504 INC VAT Company Let.

    This is payable immediately upon deciding to apply for a tenancy. The tenancy fee is NON-REFUNDABLE should you decide not to pursue the tenancy (irrespective of whether or not references have been applied for) or alternatively if your application is declined.


    If you are in the process of selling your property and wish to rent a property currently advertised for rental the property will not be taken off the market UNLESS you have exchanged contracts. If you have not exchanged contracts then a non-refundable deposit may be requested. This will be paid to your landlord if the tenancy does not proceed as a result of a change in your circumstances.


    This is equivalent to one months rent plus £300 and must be paid by building society cheque or bankers draft the day you sign your tenancy agreements (personal cheques will only be accepted if submitted 7 days prior to signing). No cash will be accepted.

    Eg: Rent £300 Bond £600.00


    Payable on the day of signing by building society cheque, bankers draft, debit or credit card. Made payable to Newman Residential Lettings. No cash will be accepted.


    It is a mandatory requirement on all our tenancies that you protect your landlords fixtures and fittings against accidental damage/loss. It is not a mandatory requirement that you insure your own possessions - this is your choice although we recommend you do. Proof that cover is in place to cover the landlords fixtures and fittings will be required prior to the release of keys and the signing of a tenancy agreement.



    Under the Immigration Act 2014, Right to Rent Checks are now mandatory across England for tenancies starting on or after February 1st, 2016. It is our obligation to check that a tenant or lodger can legally rent a residential property in England and before the start of a new tenancy, we will request the necessary documents and make checks for all tenants aged 18 and over, even if they're not named on the tenancy agreement.


    All deposit are registered with The Tenancy Deposit Service.

    Additional Fees may apply to Landlords throughout the duration of the tenancy and further information on these can be obtained by requesting a copy of our Agency Terms of Business where each area of the tenancy process is comprehensively covered and explained.



    An independent inventory clerk will meet you at the property the day your tenancy starts and check the Inventory & Schedule of Condition with you. This fee becomes payable the day your tenancy starts together with your rental and deposit.

Olgas multi lingual skills allow her to communicate effectively with tenants where sometimes a language barrier can be an issue.

      Dear Sirs

      Our business relationship with Newmans Estate Agents goes back to 2001, when we bought a house in Rugby for letting purposes. This was our first venture into property letting; and we relied heavily on Newmans not only for advice but also for education into the responsibilities of being landlords.

      On purchasing the house we commissioned Newmans to find us suitable tenants, which they accomplished speedily and competently. They advised us on the roles and responsibilities of both landlords and tenants; on the pros and cons of letting furnished versus unfurnished and the legal implications. They found suitable tenants and produced an appropriate and comprehensive Letting Agreement. They carried out the required safety checks and took the inventory. They fully understood our requirements, represented us and kept us fully informed every step of the way. This was extremely useful as, living in London, we would not have been able to travel up to Rugby to manage all the detailed aspects of the tenancy.

      Having found the tenants, they managed the property for over 8 years. One of the tenants, a corporate client, went into administration in 2008 and Newmans supported us in negotiating the recovery of outstanding debts and establishing liability for repairs.

      As we had now retired and had time to manage the property ourselves we asked Newmans to only find and credit check a new tenant. They were again helpful and understanding under this new relationship. In this capacity they helped us to renegotiate the letting agreements, advising on rent levels, recommending local trades people and generally were available to answer questions and offer advice  often over and above their legal responsibility.

      During the past 11 years, our many-faceted relationship with Newmans was very satisfactory. The staff were always courteous, knowledgeable and reliable. We felt that our business was in safe hands and that when Newmans promised to take action, it was timely and appropriate. Our continuing relationship is a testimony to our satisfaction with the various services we have received from this company.
