    Landlord Services
    FREE Valuation

    We offer a free valuations on properties so we can advice you on the best rental prices for that particular area. We regularly complete valuations so are able to provide accurate information regarding property prices within the area. In our valuations we take into consideration local benefits, such as whether your property is located close to the best local schools, recreational areas, shops and transport links.

    Marketing your property

    One of the first steps we need to take will be to market your property to ensure it reaches potential tenants. All of our properties are listed on our website, with the full description, details and images that are provided. Your property is also listed on all major property portals for free.

    Accompanied Viewings

    We always ensure that all viewings are carried out with at least one of our agents present. We will never allow a viewer the keys to your property to carry out a viewing on their own. Not only is this for your peace of mind, but we also like to ensure we are on hand for any questions viewers may have at the time.

    Vetting and reference checking tenants

    Once an interest has been expressed in your property by a tenant(s) we will always carry out the necessary checks to ensure the tenant(s) are suitable by meeting the professional and financial criteria you initially set. This will include employment references, family status, lifestyle choices, for example smokers/non-smokers and credit checks.

    Tenancy Agreement

    Once both yourself and the tenants are happy with the property, rent, fess, etc. we will invite both parties to read and sign the tenancy agreement. Once this has been completed we will collect the deposit, which we advise is stored in a deposit protection facility, the first months rent and hand over the keys to the tenants. All monies will be paid to you directly.

    Property Management

    Once your tenants are in the property we will take care of everything. As and when maintenance issues arise we will send in our approved team of contractors as soon as possible to remedy any problems. Periodically we will inspect the property to ensure that the tenant is taking good care of it and also to advise you of any ongoing maintenance we recommend to keep the property in good order.

    Landlord Fees

    Fully Managed

    9% + VAT fully managed

    Set up fee if managed (administration) £200.00 + VAT

    Tenant Find Only

    70% + VAT of first rental income received

    Inventory preparation £75.00 + VAT

    Agency Fees

    Once you have found a property you like, we will need to carry out a number of checks on behalf of the landlord. This includes job references and credit checks. There is a small fee to carry out these checks. Please see below details of our fees:

    Before Moving In

    Reservation Fee

    The fee that is paid to reserve the property, processing the application and associated paperwork.

    An external referencing agency are used to undertake the following:

    • Identity, immigration and Visa checks.
    • A financial assessment and credit check; and any other relevant information to assess affordability.
    • Current/ Previous Employer.
    • Landlord Reference (where applicable).

    Includes the provision and execution of all legal documentation ie. Tenancy Agreement etc. Ensuring that the property is ready for your occupation and producing an inventory that protects both tenant and landlord interests. Collection and processing of your rental payment and bond deposit. Registration of bond deposit within TDS if property is managed by agent.

    One Person £200 inclusive VAT

    Two Person(s) £250 inclusive VAT

    Guarantor Fee

    In the event of your personal application returning as requiring a Guarantor, this fee will become applicable. Guarantors will be required to be referenced in the same way as Tenants.

    £50 inclusive VAT

    Deposit

    One Calendar Month's Rent + £100

    Prior to moving in you will be required to pay a deposit. This will be one calendar month's rent plus

    £100. In the event of your Landlord agreeing to a pet living at the property your deposit will be one

    Calendar month's rent plus £200 (Subject to change, varying from Landlord instruction). Additional deposit is to cover potential damages that the pet may cause to the property, gardens or grounds. This forms part of your registered deposit.

    During your Tenancy

    Contract Amendment

    In the event that changes need to be made to your rental contract, amending terms and updating your tenancy agreement during your tenancy.

    £50 inclusive VAT

    Renewals

    In the event that you wish to sign a new fixed term contract following a previous fixed term ending. All contracts will automatically enter into a periodic contract if a new fixed term is not agreed.

    £100.00 inclusive VAT

    Early Reletting Fee

    In the event that you wish to leave your contract early; and whereby all parties agree an early release from the contract.

    Missed Appointments

    All appointments are arranged in advance during the tenancy. If the agent visits the property for pre-arranged appointment that has been confirmed with the tenant, and the tenant is not present; a fee will apply.
