    In March 2017 we opened an office in Burton Latimer. A brand new building in the heart of this quaint Northamptonshire town this branch provides further coverage to Burton Latimer and its surrounding areas.

    (Based in Northampton)

    Having worked in the Lettings industry for over 25 years, Claire offers wealth of knowledge and experience. Living & working in the Northampton area for the last 20 years, she really does know the area and the rental market like the back of her hand. Also being ARLA qualified, Claire is fully up to date with all legalities and legislation and really would be the 'go to person' if you were an investor or landlord looking to rent either one property or a large portfolio. With her friendly, yet professional approach, Claire thrives on building solid relationships with all of her clients. There is nothing that Claire likes more than to chat about property over a coffee, so, if you are a landlord and would like to speak with a 'Real Lettings Professional' then feel free to nip into our Wellingborough Road office for a coffee and a chat!

    Vicki Becks - Lettings Manager
    (Based in Kettering)

    Vicki joined our ever growing lettings team in 2020 and comes with a career spanning over 15 years within the industry. Her knowledge and expertise along with the other team members sets our department above any other within the county. Having started as a part time administrator for an agent in the early 2000's, she found herself letting properties within a very short space of time, so it was a no brainer for her to try her hand at being a lettings consultant. From here there was no going back and she now heads up our letting department covering Kettering, Corby and the surrounding area.

    Lynda has worked in the lettings industry since 2011 having previously been a secretary in residential sales. She undertook the ARLA Residential Letting Property Management qualification in 2013. She soon recognised how important a properly prepared and comprehensive inventory is and how much this can vary across the industry. A professional and a diligent approach is essential in ensuring that tenants and landlords avoid financial loss and therefore she went on to specialise in Residential Inventory Management and took an additional bolt-on qualification to support this.

      When you appoint Oscar James you will have Northampton's best property sales team on your side. Yet a successful sale takes a little joint teamwork. So while every viewing will be accompanied by us, when people arrive make sure you have your home ready to be seen in its best light.

      It's all about First Impressions gaining Second Looks. So here are our Top 10 tips to gain a swift sale at the right price.

      1. Parking: If there is no off-road parking, try to ensure there's a free space outside your property for your viewers when they arrive.

      2. The Walk-up: Make sure the approach to the front door looks its best. Put wheelie bins out of sight, tidy-up, cut any grass.

      3. Paintwork: Ensure the exterior paintwork, especially around the entrance, is clean and if needed, touched-up.

      4. Welcome: When we introduce your viewers, a warm smile will go a long way in making them feel welcome into what could be their new home.

      5. Timing: When arranging viewing times, make sure your home is as quiet as it's going to get and that mealtimes are over and tidied away.

      6. Clean & Fresh: Make sure the kitchen and bathroom are spotlessly clean and that there are no lingering cooking aromas... Unless it's fresh bread or coffee!

      7. De-clutter: Open floorspace creates spaciousness. So keep rooms as clear as possible, paying special attention to de-cluttering spare bedrooms and box rooms.

      8. Be prepared for viewers to look everywhere! They will want to see inside built-in cupboards and storage spaces and to look at the boiler, heating controls etc. Make sure there is access to any loft space and outbuildings, especially if it's a second viewing.

      9. If there's a back garden or garage, try to make them look as tended and clear as possible. We all use the shed for storing the patio furniture, BBQ and kid's garden toys but asking a friendly neighbour to help out with storing them for a couple of weeks is always a good move!

      10. Warm, Light & Bright: If there's one thing that makes a lasting impression, its viewing a home that is comfortable, light and bright. So make sure all rooms are pleasantly warm yet well-aired, have the curtains drawn back, blinds opened with the lights on in the evening.

      These are our top tips but do remember, you can always ask our advice on any small improvements that may make a big difference in achieving the best selling price.
