Application Fee: £120.00 Inc. VAT (per person, per property)Includes fees for referencing, credit checks, negotiation of provisional terms, ID checks, right to rent/visa checks.
Guarantor Fee:£60.00 Inc. VAT (per guarantor, per property)
Permitted Occupier:£60.00 Inc. VAT (per occupier, per property)
Reservation Fee:£250.00 (VAT not applicable) per tenancy. Once the Reservation Fee is received we will hold the property for you for a period of 14 (fourteen) days pending a successful application. The Reservation Fee will be credited to your "move in monies" and is non-refundable should you withdraw your application after one day of submission or should your application prove unsuccessful due to failed referencing
Tenant Share of Preparation of Tenancy Agreement:£120.00 Inc. VAT Per tenancy
FEES AND COSTS AT THE START OF YOUR TENANCY:
Security Deposit: One and a half times monthly rent - VAT not applicable, one moths rent (less initial reservation fee).

Tenancy Renewal Fee:£90.00 Inc. VAT
Tenancy Amendment Fee:£90.00 Inc. VAT
Change of Tenant Fee:£90.00 Inc. VAT plus application fee of: £120.00 Inc. VAT per person/new tenant.
Early termination of your tenancy if agreeable by the landlord: 60 percent of one month's rent, subject to a minimum of £500.00 Inc. VAT, plus the cost of an up-to-date inventory and due rent and utility bills up until commencement of the new tenancy.
Late Notification Fee - 7 Day Letter:£ 25.00 Inc. Vat plus £25.00 Inc. VAT for each subsequent seven-day reminder. Please notE that overdue rental payments are subject to 8 percent interest above the Bank of England base rate per annum.
FEES APPLICABLE AT THE END OF YOUR TENANCY:
Check-out Fee:£72 to £160 Inc. Vat (fee varies subject to number of bedrooms & furnished/unfurnished)
Professional Cleaning: £75.00 per hour which is to be deducted from the security deposit, please note this only applies where professional cleaning was instigated by the Landlord at the start of your tenancy.
