    In accordance with government guidelines, our town centre office in Wantage is closed to the public and we are working from home but remain contactable on the main office phone number or via email

    VIDEO CALL FOR PROPERTY ENQUIRIES
    At present it isn't possible, or appropriate for us to arrange viewings/property visits but if any of the properties that come through to you are of interest and you would like to discuss them further and ask us any specific questions please do let me know and I can either respond to e-mail enquires or schedule a video call so that we can discuss the property face to face, or should I say screen to screen

    VIRTUAL VALUATIONS
    No doubt there are many of you that remain keen to move home and will be looking to market your homes for sale or for let at the earliest opportunity. Whilst I can't currently visit your home and carry out a formal market appraisal, I am more than happy to schedule a video call to carry out a virtual valuation to at least give you a guide as to what you may be able to expect once the property market returns to full functionality.

    Fees charged to tenants
    SCHEDULE OF TENANTS FEES:

    FEES BEFORE YOUR TENANCY STARTS:

    Application Fee:  £120.00 Inc. VAT (per person, per property)Includes fees for referencing, credit checks, negotiation of provisional terms, ID checks, right to rent/visa checks.

    Guarantor Fee:£60.00 Inc. VAT (per guarantor, per property)

    Permitted Occupier:£60.00 Inc. VAT (per occupier, per property)

    Reservation Fee:£250.00 (VAT not applicable) per tenancy. Once the Reservation Fee is received we will hold the property for you for a period of 14 (fourteen) days pending a successful application. The Reservation Fee will be credited to your "move in monies" and is non-refundable should you withdraw your application after one day of submission or should your application prove unsuccessful due to failed referencing

    Tenant Share of Preparation of Tenancy Agreement:£120.00 Inc. VAT Per tenancy

    FEES AND COSTS  AT THE START OF YOUR TENANCY:

    Security Deposit: One and a half times monthly rent - VAT not applicable, one moths rent (less initial reservation fee).

    Rent is paid in advance

    Pet Deposit if agreed:£250.00 per pet

    Tenancy Renewal Fee:£90.00 Inc. VAT

    Tenancy Amendment Fee:£90.00 Inc. VAT

    Change of Tenant Fee:£90.00 Inc. VAT plus application fee of: £120.00 Inc. VAT per person/new tenant.

    Early termination of your tenancy if agreeable by the landlord: 60 percent of one month's rent, subject to a minimum of £500.00 Inc. VAT, plus the cost of an up-to-date inventory and due rent and utility bills up until commencement of the new tenancy.

    Late Notification Fee - 7 Day Letter:£ 25.00 Inc. Vat plus £25.00 Inc. VAT for each subsequent seven-day reminder. Please notE that overdue rental payments are subject to 8 percent interest above the Bank of England base rate per annum.

    FEES APPLICABLE AT THE END OF YOUR TENANCY:

    Check-out Fee:£72 to £160 Inc. Vat (fee varies subject to number of bedrooms & furnished/unfurnished)

    Professional Cleaning: £75.00 per hour which is to be deducted from the security deposit, please note this only applies where professional cleaning was instigated by the Landlord at the start of your tenancy.

    Three Star letting and rent processing service:

    Letting Fee: 30% INC VAT of one months rent, minimum fee £150.00 INC VAT

    Monthly Fee: 9.6% INC VAT of one months rent.

    Four Star Letting and management service:

    Letting Fee: 60% INC VAT of one months rent, minimum fee, £300.00 INC VAT

    Monthly Fee: 12% INC VAT of one months rent.

    Five Star Letting and Overseas Management:

    Letting Fee: 72% INC VAT of one months rent, minimum fee, £360.00 including VAT and

    Monthly Fee: 15.6% INC VAT of one months rent

    Inventory and Schedule of Condition:

    Unfurnished or furnished - £120.00 to £280.00 depending on number of bedrooms, including VAT.

    Tenancy Renewal Fee:

    £108.00 INC VAT (included in Five Star service)

    Final Check Out and Report:

    £96.00 INC VAT (included in Four and Five Star Service)

    Additional Tenancy Agreement Clauses:

    Processing Insurance Claims:

    Charge equal to 12% INC VAT of the final claim value.

    Preparation and Service of Notices:

    £60.00 INC VAT to prepare and serve Section 21 Notice.

    £114.00 INC VAT to prepare and serve Section 8 Notice.

    (Both Notices included in Four and Five Star Service)

    Mail forwarding Service:

    £30.00 INC VAT for the first three months of a tenancy, plus postage.

    Additional Copy Documents and Statements:

    £13.80 per individual statement INC VAT or £34.50 INC VAT per set of annual statements.

    Key Cutting:

    £6.00 per key or £12.00 per set of keys INC VAT plus key cutting costs as charged.

    Interim Visits: (In addition to routing visits described and included in our manage service)

    STANDARD TERMS AND INFORMATION FOR TENANTS

    These terms and conditions apply to an application to rent a property through Paul Pieri Estate Agents Ltd

    (all costs listed are inclusive of VAT unless otherwise stated)

    COSTS BEFORE YOUR TENANCY STARTS:

    Holding deposit: A charge equivalent to 1 weeks rent (monthly rent x12, then divided by 52) (VAT not applicable) per tenancy. Once the monies are received we will hold the property for you for a period of 15 (fifteen) days pending a successful application. The reservation money will be credited to your "move in monies" and is non-refundable should you withdraw your application after one day of submission or should your application prove unsuccessful due to you having provided false or misleading information as part of your tenancy application.

    COSTS AT THE START OF YOUR TENANCY

    Security Deposit: Equal to 5 weeks rent. (VAT not applicable). Rent is payable in advance.

    COSTS THAT MAY APPLY DURING YOUR TENANCY:

    Tenancy Amendment Fee: £50.00 Inc. VAT (other fees may apply if a third party, such as a solicitor, is required to provide services to the landlord or agent)

    Change of Tenant Fee: £50.00 Inc. VAT per person/new tenant.

    Early termination of your tenancy (if agreeable by the landlord): 25 per cent to 100 per cent of one month's rent (depending on the level of service we are providing the Landlord), subject to a minimum of £500.00 Inc. VAT, plus the cost of an up-to-date inventory and condition schedule. Due rent and utility bills remain payable until commencement of the new tenancy or the end of your agreed fixed term, whichever is sooner. 

    Late Rent: Please note that overdue rental payments are subject to 3 per cent interest above the Bank of England base rate per annum.
