All applications will be subject to credit and reference checks. A Holding Deposit, equivalent to one week's rent is payable to reserve a property. Subject to a successful reference, the Holding Deposit will be applied to the first month's rent.
The holding deposit could be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their Tenancy Agreement (and/or Deed of Guarantee) within an agreed timescale.
Part of this process will require you to provide photographic identification. Our Right to Rent check will also require Pygott & Crone to see the original photographic identification, in person, before the start of the tenancy.
Guarantors may be required for any applicant and are subject to the agreement of the individual landlord.

A deposit up to a maximum of 5 weeks rent is held as the landlord's cover for any excessive damage at the end of the tenancy. All deposits must be held in an appropriate Deposit Scheme
If Pygott & Crone are holding the deposit, the deposit will be registered with The TDS and an appropriate certificate issued to you or by the landlord's nominated deposit scheme member.

You must read this document carefully and ensure you understand the terms as it sets out your legal obligations as a tenant.
