    Quirks top 10 tips to help you sell your property

    • First impressions count and the image that your property presents on the outside will, to a certain extent, shape the opinions as to the suitability of the property inside.
    • Even before your viewers have crossed your threshold they are assessing the property. So, make sure the approach is attractive, the front garden is tidy, the grass cut and wherever possible make room for viewers to park on your drive, there's nothing worse than trying to find a parking space is there?...
    • Make sure every room in the house is clean, tidy and free from clutter, if you do have lots of nick-nacks to tidy away, why not pack them properly and store them elsewhere ready for the move?
    • Greet your viewers warmly; remember they will probably be as stressed as you are, but it is up to you to break down any barriers.
    • The most visibly inspected room in your house will be your hallway, simply because your viewers will spend so much time in it.
    • Don't have too many doors open for your viewers to look into when they first arrive in your hallway, this creates an overload of information and could lead to confusion.
    • Practice what you'll be saying about every room that you have. Highlight the good points, and don't talk about any areas that you feel are negative points.
    •  Tasteful lighting will help create moods within the property and stimulate emotions. Sympathetic lighting with lamps rather fluorescent strip or ceiling lights will help to make your viewers feel more relaxed and homely.
    •  Decide in advance the order in which you're going to take your viewers around the property. It's a good idea to start and finish in one of the rooms that you're most proud of and finish where you can both sit and relax ready to answer any questions your viewers may have.
    •  Encourage every viewer to come back for a second look, and if they do you know you've succeeded in getting that bit closer to receiving an offer and hopefully that all important sale.

Now married with three children, Simon represents the third generation of the Quirk family to practice estate agency in Billericay. As well as his intimate knowledge of the town, Simon has studied and obtained a College of Estate Management's Certificate in Residential Agency.
