    We are based in Worting House, a large country house on the western fringes of Basingstoke with ample free parking, and are equally happy to meet here or in your own home, by mutually agreed appointment.

    We are passionate about people and property. We recognise that each person, property and property transaction is unique and understand that our role is to smooth the transaction for buyer and seller alike, to reach a satisfactory conclusion.

    As independent estate agents Randalls Residential can offer an entirely bespoke service to our clients. This starts with a detailed understanding of what is required, particularly in terms of price expectations and timescale requirements, from which we can prepare a bespoke marketing plan.

    At the initial meeting we will advise on market conditions, appropriate timescale and make recommendations on presentation and any potential legal issues. We will consider how best to sell, whether through auction, informal tender or by private treaty, and whether an open marketing campaign is appropriate or a more discreet 'off market' approach is called for. We will discuss broad pricing expectations and finalise our recommendations on appropriate marketing price just before marketing launch.

    Our commission is always discussed and agreed and confirmed in writing, and we usually agree on a no sale, no commission structure, with our commission being settled by your solicitor from the sale proceeds following legal completion.

    Where appropriate we can arrange the preparation of Energy Performance Certificates (EPCs), and if coming to the open market can arrange for detailed floorplans to be prepared, professional photography to be taken and quality brochures to be prepared, the costs of which we will discuss and agree in advance.

    Open marketing campaigns will revolve around digital marketing, particularly the use of rightmove and other internet portals, editorial and traditional advertising where appropriate, communication with agents who act exclusively for buyers, and our mailing list of applicants already registered.

    Viewings will invariably be accompanied by a representative from Randalls Residential and made at a mutually convenient time, with prompt and pertinent feedback given. All offers will be reported with detailed information on the background of offerors including our recommendations on timescale.

    Once a sale has been agreed we will liaise with all parties, solicitors, lenders and other agents in the chain, to ensure a smooth transition to exchange of contracts and ultimately legal completion.

    Selling at auction

    At Randalls Residential, we have teamed up with whoobid to provide a slick, easy and transparent way of selling property. If you need to guarantee a sale by a specific time and/or have a property which you feel may be specifically suited to a sale by auction, we would be pleased to advise and discuss the process in more detail.

    Selling at auction is often a daunting thought, but with Randalls Residential we are streamlining the process for you. Selling can indeed be quick and easy, you can watch the auction live from the comfort of your home and you can set a reserve so you do not have any surprises. Also, you will pay 0% Commission to sell your property this way!

    We offer two different types of online property auction, traditional and modern method. Outlined below are the two types and how they differ.

    Traditional Auctions

    Our traditional auctions enable a property to be sold through our online platform in a way that is consistent with auctions you may have come across before: namely that exchange of contracts happens on the fall of the hammer to the winning bid over the reserve price, with completion taking place 28 days later. We have now given this a modern twist by putting the whole process online.

    Modern Method Auctions

    This concept is a little different. The process works in exactly the same way as the traditional auction, however at the end o the auction, the winning bidder (over the reserve price) enters into an exclusivity agreement wherein they have 28 days to exchange contracts, otherwise they lose their deposit.  This approach allows more time for buyers to arrange such things as finance that are often tricky with traditional auctions.

    Simon first became an agent in 1984 in Leighton Buzzard, becoming a manager the next year in Tring, and first moved to Basingstoke in 1988 to open an office for a national chain of estate agents. After a short period in Winchester, Simon returned to open another office in Basingstoke as a Partner in a leading national agent, before opening Randalls Residential.

    For the last 20 years, Simon has specialised in the marketing and sale of village and rural property in all price ranges from small country cottages to large equestrian property and small farms, as well as the more individual and period property within Basingstoke itself.

    Simon has been playing tennis, not well, with the same group of people for the last 25 years each week through summer months, and when time permits enjoys travelling and skiing. With twin grandchildren now living in New Zealand an extended winter trip is now obligatory.

    With a father in agency, it was inevitable that Ben too would find his way into the industry, but he fell to the lure of the big lights and started his career in Pimlico. Gradually he orientated westwards, initially to Twickenham, St Margaret's and Teddington, including an interesting time specialising in the sale of exclusive homes on the river Thames and specialised houseboats, before joining Randalls Residential in Basingstoke. 

    Ben enjoys football, both playing and watching, skiing and he loves to run. He too is a great traveller.
