    About Robert Ellis Lettings and Management

    Robert Ellis & Co Ltd are the largest Independent Letting Agent specialising in the area to the South West of Nottingham.

    With three main letting branches occupying prominent High Street positions in Beeston, Long Eaton and Stapleford, these complement our existing nearby sales offices within the towns. As a firm of Chartered Surveyors, we have provided a professional lettings service to clients for more than 30 years on both a residential and commercial basis. The branches now manage over 1500 properties in the West Nottingham area for both individual private Landlords and larger portfolio clients.

    With many people now choosing to rent a property rather than purchase, this area of our business has grown dramatically over recent years and we are now letting on average at least two properties per working day with our portfolio of both available and managed properties continuing to expand.

    The Property Management Team is headed by Director Guy Hall with Property Managers Louise Mitchell managing the Beeston branch and Clair Jones at the Long Eaton branch. Wendy West is based at the busy Stapleford branch and are all able to offer many years experience in the local residential letting market.

    • Our detailed photographic inventories ensure your property is correctly presented at the commencement of the new tenancy.

    • Our Tenancy Deposit Certification system ensures you comply with all aspects of the Tenancy Deposit Scheme.

    • Regular internal inspections and Landlord feedback ensure you are kept fully up to date during the let and we'll also advise you of any remedial works required during the term.

    Tenant Fees


    Holding Deposit (per tenancy):

    One week's rent: This is to reserve a property. Please note: This will be withheld if any relevant person (including
    any Guarantor(s) withdraw from the tenancy, fail a right to rent check, provide materially significant false or
    misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantor) within 15 calendar days
    (or other Deadline for Agreement as mutually agreed in writing).

    Security Deposit (per tenancy. Rent under £50,000 per year):

    Five weeks' rent: This covers damages or defaults on the part of the tenant during the tenancy.

    Unpaid Rent:

    Interest at 3% above the Bank of England Base Rate from the Rent Due Date until paid, in order to pursue non-
    payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

    Lost Key(s) or Other Security Device(s):

    Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks
    needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, Landlord or
    any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of
    £15 per hour (inc VAT) for the time taken replacing lost key(s) or other security device(s).

    Variation of Contract (Tenant's Request):

    £50 (inc VAT) per agreed variation: To cover the costs associated with taking Landlord's instructions as well as the
    preparation and execution of new legal documents.

    Change of Sharer (Tenant's request):

    £50 (inc VAT) per replacement Tenant or any reasonable costs incurred if higher: To cover the costs associated
    with taking Landlord's instructions, new tenant referencing and "Right to Rent" checks, deposit registration as well
    as the preparation and execution of new legal documents.

    Early Termination (Tenant's Request):

    Should the tenant wish to leave their contract early, they shall be liable to the Landlord's costs in re-letting the
    property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will
    be no more than the maximum amount of rent outstanding on the tenancy.

    Guy Hall, Director of Lettings & Management
    Guy oversees the lettings and management departments at the Beeson office and the Long Eaton and Stapleford branches. He has over 30 years estate agency experience in the west Nottingham area. He joined Robert Ellis in 1993 and has specialised in residential lettings for the past 25 years. Guy is responsible for the continued expansion of the lettings division within Robert Ellis and has overseen considerable growth year on year. A family man, Guy lives locally and is married with 3 children.

    Louise Mitchell,  Branch Manager
    An experienced and professional Branch Manager and a major asset to the Beeston lettings branch, Louise returned to her roots having worked for a reputable estate agent some years ago then spending some 8 years teaching abroad. Working closely with her team, her main focus is to continue to develop our client base and oversee the tenant application process from start to finish. She is always available to give sound advice to both landlords and tenants and has an in depth knowledge of all aspects of Property management. Louise lives within 10 minutes of the Beeston branch and is married with grown up children.

    Laura Jones, Office Manager
    As a long serving, ARLA qualified member of the Robert Ellis Property Management team, Laura has worked within all facets of the business. In her role as Office Manager, she has an in depth knowledge of property management and oversees the day to day running of the office and the staff to ensure everything runs smoothly.Laura lives locally in Beeston and is married with two young children.

    Lorraine Wills, Head of Accounts
    Lorraine has worked in estate agency since leaving school and has always lived in Nottingham until recently moving to Derbyshire. She has been with Robert Ellis for over 25 years and began work within the Beeston sales office as sales negotiator and mortgage advisor. Lorraine joined Guy in the opening of our dedicated rentals office in Beeston in 1998 and has extensive knowledge of all aspects of a busy sales and rentals office. Lorraine now manages all accounting matters across the three main rental offices.

    Ashleigh Bennett, Accounts
    Ashleigh has been with us for 4 years and is an integral part of the Accounts team based in Beeston. Her previous, extensive experience within customer service makes her a valuable asset to the Robert Ellis Team and Ashleighs role includes liasing with Landlords, tenants and contractors regarding rent payments, invoices and processing online payments. Ashleigh is married and lives locally with her husband

    Emily Torr, Accounts
    A graduate with a working background in banking a recent addition to the accounts team. Working closely with the Accounts Manager, Emily's role includes liaising with Landlords, Tenants & Contractors regarding rent payments, invoices & lease renewals. She also deals with general administration duties such as updating client records and processing online payments.

    Claire Chappell, Lettings Co-ordinator
    Claire has worked at Robert Ellis for 8 years and remains an integral part of the team. She has excellent organisational skills and a broad knowledge of all aspects of property management to ensure that both landlords and tenants are looked after properly throughout their relationship with the company. She also deals with general administration, repairs, lettings negotiation and the marketing of all new properties offered to the market and ensures the advertisements are correctly generated and uploaded to websites such as Rightmove and Zoopla and all the main portals we use.

    Daniel Burkey, Senior Lettings Negotiator
    Daniel is an experienced, ARLA qualified property professional having worked in the industry for a number of years. He lives locally, knows the area well and can advise on all aspects of the rental business. He continues to carry out rental valuations, property inspections, final inspections and accompanied views as well as preparing Inventories and negotiating lettings.

    Joe Marzano, Lettings Negotiator 
    Joe is smart, professional and personable, a great communicator who spends his working day showing prospective tenants around a huge range of available properties. He'll then assist with the negotiations to ensure the right applicant gets their chosen property. Providing landlord feedback is another vital role that Joe carries out, advising on price and suggesting improvements to clients where necessary.

    Rachel Wise, Admin Assistant
    Rachel has recently joined Robert Ellis with a strong background of administrative experience and excellent organisational skills, she has a part time role which mainly involves inventory preparation ready for commencement of tenancies. Rachel lives locally with her Husband and young son and has a broad knowledge of the local area.

    Maxine has recently joined us quickly becoming an integral member of our administration team. She works closely with Rachel to ensure all relevant documentation is prepared in good time, ready for tenancy commencements.
