      "Before you start to look for a property you should really see a 'whole of market' mortgage advisor who will tell you the amount you can borrow and the most suitable mortgage product available to you - fixed, tracker, discount or standard variable rate mortgage, the choice of which would depend on your circumstances.

      Robert Ellis has its own mortgage broking arm - The Mortgage Company - who will spend valuable time advising you of the most suitable mortgage option for you. The Mortgage Company will provide you with mortgages from the 'whole of the market' and in additional offers a wide 'range of insurers' from a selected panel of providers to meet all your insurance needs for your purchaser.

      Many mortgage brokers currently offer mortgage products from a limited number of lenders and only offer one insurance provider.

      We can assure you that we will obtain a fuller picture of what mortgage will best suit you through The Mortgage Company than you will be able to obtain from another local Estate Agent. Your home may be repossessed if you do not keep up repayments on your mortgageThere is no charge for an initial consultation, however, for mortgage advice we can be paid a fee, usually £350.00

    • Confirm Your interest and Make an Offer ...

      Knowing how much you can borrow will enable you to start searching for that dream home which may be your first property, a larger property to suit a growing family or a smaller home if you are downsizing.

      When you have viewed the property that fits your criteria let us know and you can make an offer as close to the asking price as suits your feeling about the property. We will submit all offers to our vendors and in 8 out of 10 cases we will agree a sale offer an offer has been made.

      When we have agreed a sale we will write to both parties and their appointed solicitors and then work to an exchange of contracts and legal completion.

    • Choosing a Solicitor ...

      Robert Ellis have excellent working relationships with the solicitors based in Long Eaton, Beeston and Stapleford. All these solicitors work off a similar fee scale and we would be only too pleased to introduce you to a solicitor who will confirm in writing their charges and other costs that are involved when you buy or sell a home.

      Be careful of agents who refer you to out of town conveyancing organisations and check and compare the costs they give you to those of local solicitors. These agents are often receiving a referral fee for passing you through to one of their solicitors which often means you will pay more for using their services. You will also not be able to pop in and talk through any issues that might arise.

    • Do You Need a Survey ...

      If you are buying a newer property the chances are there will not be any issues with defects that are more common with an older property. The valuation, which will be arranged through your Building Society or Bank, will therefore most likely be sufficient but if you do need a more in depth report you will require either a 'RICS Home Buyers Report' or if there are more concerns about the property a 'Building Survey'.

      If you are buying a property from Robert Ellis we can put you in touch with reputable local surveyors who will know the area well and provide you with a 'Home Buyers Report' or 'Building Survey' - costs for these report start at around £300 for a Home Buyers Report and £600 for a full Building Survey.

      If you are purchasing a property from another Estate Agent, Robert Ellis would be only too pleased to provide you with an independent 'RICS Home Buyers Report' or 'Building Survey'. Any of our branch staff are able to put you in touch with our surveying department who can give you a fixed quote for carryout out either a Home Buyers Report or Building Survey.

    • How Long Will It Take ...

      The average time tends to be between 6 and 10 weeks but a transaction can take place more quickly if it is straightforward and no chain is involved.

      When your lender has received their valuation report they will make you a mortgage offer and when your solicitor has received all the searches and answers to their enquiries they will be in a position to exchange contracts on your behalf which is the point you are legally committed to buying the property. There are usually a few days or weeks before completion takes place which is when all the money is transferred to the sellers solicitor and you will be given the keys for your new home and all the effort will have been worthwhile for you to start to enjoy this new phase of your life!

      Note - when you do exchange contracts make sure you have your building insurance in place as you will now be responsible for the property. The Mortgage Company can make sure this happens if you have organised your mortgage and/or insurances through them.

    The property management and lettings team are located in Long Eaton, Beeston and Stapleford and work through the Robert Ellis offices based in Long Eaton, Stapleford as well as Beeston. The property management and lettings team is headed by Guy Hall at the Long Eaton branch, Louise Mitchell at the Beeston branch and Wendy West at the Stapleford Branch. 

    Our lettings team provide a very personalised service to all the landlords and tenants they deal with and now manage over 750 properties. With many people now deciding to rent a property rather than purchase we have found this area of our business grow significantly over recent years and we are now currently letting 2 properties each working day and handle in the region of £6m per annum of rent and fees on behalf of our landlords we act on behalf of.

     If you are considering renting a property we would be pleased to meet you and let you know more about our property management and letting service, which includes a full-managed service or finding you a suitable tenant for you to manage the property yourself.

     Our fees are competitive for either option and we do believe we have an excellent track record, which will help take the hassle out of you finding a suitable tenant and having to deal with letting your property yourself.     Paul Merritt - Director
    Paul qualified as a Chartered surveyor at Nottingham Trent University (Trent Poly) and was involved with a National firm of estate agents as a surveyor before he joined Robert Ellis in 1989, to open the Beeston Office. Paul has now worked for Robert Ellis for over 28 years and probably knows the values of property in the Beeston area better than any other local estate agent. Paul is now the senior partner at Robert Ellis, he lives locally and is married with two adult children, both working in the industry. Our move to Number 12 High Road in 2015 is our third different premises in Beeston over the years and has already shown an increase in business and foot fall. "The best position in town!" He still enjoys doing everything from viewings to valuations and meeting familiar faces who have been moved by Robert Ellis in the past.

    Paul knows the area very well as attended school locally at Bramcote Hills. In 1994, following three years at Staffordshire University attaining a degree in Valuation Surveying Paul returned to the area and began his estate agency career at Robert Ellis. Paul became a partner in the business in 2002. Paul is married and has two teenage boys and when he gets some free time enjoys golf, walking in Derbyshire and holidays in France.

    Helen is one of our most experienced negotiators having had over 25 years' experience within Estate Agency and New Homes. Helen first started working at Robert Ellis over 20 Years ago at the Long Eaton Office. She then moved to the North East where she worked in New Homes. Following the birth of her daughter, Helen returned to Nottingham and rejoined Robert Ellis in 2003 and is now working at the Beeston office. Helen lives in Toton and her daughter attends George Spencer School.

    Marie-Louise Denham - Sales Negotiator
    Marie grew up locally and is still living in the Beeston area. She started out working for a local Estate Agent after leaving school, but then in 1988 decided to change career and work for an independent local optician. In 2006 Marie, again decided to change her career path and return to Estate Agency working with the Robert Ellis Beeston team rejoining fellow colleagues that she started with in 1983.     Karan Simpkins - Sales Negotiator
    Karan carried out a weekend role at Robert Ellis in the 1990's and then worked in the educational sector. Karen returned to Robert Ellis in August 2011 and was reassured to see the number of people who still work at the company from when she was last involved. Karan lives locally and knows the Beeston and surrounding area well having been brought up in Beeston. With an improving property market Karan looks forward to developing her role at Robert Ellis.

    Melanie has worked in local estate agents for a number of years and joined Robert Ellis in March 2014. Brought up in Sandiacre, she has lived in and around the West of Nottingham all her life and has now settled in Chilwell, so has a broad knowledge of Beeston and the surrounding areas.     James Roberts - Mortgage Advisor
    James Roberts James joined The Mortgage Company in January 2012 and brought with him financial services experience dating back to 1993. Starting out with the Halifax dealing with queries from clients with existing mortgages, he became a mortgage arrears counsellor, and then a mortgage underwriter. After almost 8 years on the administrative side of mortgages, he became fully CeMAP qualified in 2000 and has helped clients since then in arranging their mortgages. He says that the satisfaction of knowing he has helped someone to buy a home is the reason he loves the job he does. James knows the local area well, having lived in Bramcote when he was younger and attended Bramcote Hills Comprehensive School. He has a daughter at college, and lives on the Nottinghamshire/Derbyshire border with his partner. In his spare time James will either be out running, particularly obstacle course running, or riding on his motorbike
