    Advice from friendly people

We understand that what you really need today is advice - from a friendly person who genuinely wants to help you move. So, we won't waste this page or your time shouting about our great marketing, our expert staff or our brilliant results.

When you're selling or buying, there's probably lots of questions that you'd like answered. In fact, some of the most frequently asked are answered by our staff in the selling and buying sections on the left. We hope you find these helpful. If you've got other questions or need more advice, contact us today.

    You won't find this online

"Is now the right time to move?" is the first question most customers ask us. The answer will be unique to you, so you won't find it anywhere online.

Are you a first-time buyer, a growing family or a downsizer looking for a lifestyle change now your children have flown the nest? Do you need a bigger mortgage or do you wish to release equity to top up your pension? Once we've talked through your individual situation, we can provide you with honest advice.

    Friendly local advice

Moving home is much more than achieving a sale price. It's about understanding your motivation for selling or buying and supporting you every step of the way - whether that's face-to-face in your home, over a coffee in our office or with a quick call or email during your busy day.

    Rated & recommended

When you buy a new home, you are buying a lifestyle. Perhaps you'd like to know more about the area's best schools, the quickest train line into central London or the best restaurants within walking distance? You can rely on our friendly staff to point you in the right direction. And when it comes to recommending a good solicitor, a reliable removals firm or the mortgage lender that's right for you, we can offer advice when it matters.

    Our sales pitch

Given the level of service you can expect, our fees are competitive - the results we deliver can often save our customers time and money. We operate a 'no sale, no fee' policy - you only pay when your property is sold and completes. When you're ready to move, we will be on hand to take care of everything and contactable 7 days a week.

Thinking of selling?
  • paragraph

Our friendly local staff have the answers...

    Q. How long does it take to sell a property?

    A. You may receive an offer for your property within days but the reality is that 25% of properties have been for sale on Rightmove for 6 months or more. If you wish to move in a timely fashion or have a date in mind - perhaps the start of a school year or a new job - find an agent that can deliver within your time frame.

    Q. Why are property 'chains' so fragile?

    A. Property chains will start with a buyer at the bottom and a seller at the top, with other movers in between. They're all reliant on each another and if one 'pulls out' the chain breaks and your dreams are back on hold. Proactive agents employ dedicated Sales Progressors who identify the weakest links and keep everyone on track.

    Q. How should I feel when choosing an agent?

    A. You should feel confident about the advice and services offered when you speak to an agent in-branch or on the 'phone. Do you feel reassured they'll guide you or disappear just when you need them most? If in doubt, please invite another agent to your home - valuations are free and you may get a better gut feeling.

    Q. Do I have to show people round my property?

    A. If the thought of showing people round worries you, opt for an agent that offers 'accompanied viewings' as part of their service. And if you're busy with life or out viewing your future home, simply leave us a set of keys. Don't forget, a good agent will vet a buyer's financial position first and then schedule viewings for you.

    Q. How do I find out how much my home is worth?

    A. If you just want an estimate based on property type and location, this can normally be found on websites like Rightmove. But you'll obviously want a more accurate figure, therefore speak to a local agent who will factor in current demand. If you are considering your options, the value of your property may only be one piece of the puzzle.

    Q. How will people know my home is for sale?

    A. Everyone starts their search online, right? So, making sure your property is listed on Rightmove, Zoopla and an estate agent's own website is crucial. However, never overlook the power of branch based sales staff - they're driven to call 'hot buyers' 7 days a week and proactively sell your property to online enquirers.

    Q. Should I use an online only agent?

    A. Being comfortable with what is expected of you versus how much your agent will do can make a huge difference to your experience. Things can get bumpy, so visualise the person you may wish to turn to for friendly advice. It may be useful to make a list of the pros & cons, including the merits of 'no sale, no fee' vs 'upfront fees'.

Thinking of buying?
  • paragraph

Our friendly local staff have the answers...

    Q. Is now the right time to move?

    A. As your lifestyle changes or you reach a new milestone, the need to move may become essential. Rather than let market conditions or newspaper headlines dictate when you buy, seek professional advice and if it's affordable, take the plunge.

    Q. I'm a first-time buyer, do I have to pay stamp duty?

    A. Good news! Most first-time buyers don't pay any stamp duty - a tax paid to the Government when you buy a property. This potential saving runs into thousands and could provide extra money to help get you on the property ladder. Find out if you are exempt from paying stamp duty by contacting us today.

    Q. What's happening to property prices?

    A. We're all fascinated by house prices - are they going up, going down or staying put? National house prices can be misleading and only a local estate agent can give you an accurate picture at street level. They can also suggest other local areas where your budget may go further.

    Q. I keep missing out on properties for sale, what can I do?

    A. If you're struggling to find a property, it's best to speak to local agents where you want to move. Strike up a relationship and ask to be put on their 'hot list' of buyers - you'll get priority status when a new property is listed.

    Q. How much does it cost to buy a property?

    A. Of course there's the purchase price but don't forget solicitor's fees, stamp duty (if applicable), mortgage fees and removal costs. Helpfully, some of the additional costs can be included in your home loan, so contact us for a cost checklist and mortgage advice.
