    This is our most popular and cost effective condition survey and valuation, and is suitable for most properties. It is a detailed inspection and report on a property's true condition looking at all accessible areas with appropriate advice about what to do next. The report is written in a clear and easy to understand way and will give you all the information that you need as a purchaser to buy your property with confidence. You also get our independent opinion of the value, the insurance rebuilding cost and a section highlighting legal issues to your legal advisor.

    Full Building Survey/Full Structural Survey
    This is our most in depth building condition survey and valuation, and is suitable for older or larger properties or where renovations/alterations are planned. The Full Structural/Building Survey report is tailored to the clients specific requirements and our advice is illustrated by a full schedule of photos amongst the text to give you a better understanding of what is being discussed. The report has more technical information than a Housebuyers Report on the steps required to repair any defects that we find, details about possible concealed defects, the performance of materials and ongoing maintenance advice.

    Sellers survey/pre marketing survey

    If you are wishing to sell your property in this difficult market, it is beneficial to know that your property is free from significant defects, or know what any problems are before your buyer has their survey. We can undertake a detailed Sellers Survey and Valuation for you before marketing to identify any areas of concern that would show up on a buyers survey. This could save you time, expense and trouble later on when you find a buyer preventing a future sale falling through. It will also protect you from "Gazundering" when a purchaser tries to renegotiate citing their Surveyors report as the reason.

    We will tell you what a mortgage Surveyor acting for a Bank or Building Society would value the property at, identify any legal issues and identify what repairs if any, that they would recommend are needed to your home. You will then be able to put right any problems before you market your property avoiding complications or buyers pulling out later on. The report can be shown to any potential purchaser which should give them the confidence to make an offer. This report can be combined with us providing an EPC at the same time which is a legal requirement before marketing your home.

    Gary Lund ANAEA MARLA - Director
    Having been one of the original founders of the company Gary is still at the centre of all the big decision making. Prior to Estate Agency, Gary was a professional footballer with a large part of his career being at Notts County and whilst on the face of it the two industries could not be further apart, he has managed to bring many of the skills required in his sporting life in to the company. After more than 25 years of exciting times with the company, Gary is looking forward to shaping the next 25!

    Liaqat Ali - Director
    Li was another of the original founders of the company having worked with Chris for a number of years before taking the plunge to go it alone. A real man of the people, he is everyones friend. He is a very caring person and this has helped him enormously in his time in the industry. He is the man to turn to when you need help and over the years must have listed more properties than anyone else in the area. He is a real family man spending as much time as he can with his wife and children and he is delighted that he is now a Grandad! With any spare time he has Li is heavily involved with charitable causes.

    Christopher Royston - Director
    Chris is one of the original founders of the company after previously working for a large coporate. A very methodical character he brings calmness when things are getting heated and gets along with everyone. He has been in the industry for over 30 years now and has seen masssive changes within the industry during that time and as a result is able to bring a wealth of experience to the table. As a season ticket holder at Notts County most of his Saturdays are spent drowning his sorrows! Alongside watching the 'Pies' he is a big traveller and cruiser with his wife and 2 sons

    Alex Harding - Sales Manager 
    Alex joined the company in 2018 after working in the industry for nearly two years, and demonstrates great passion for property and service. Alex graduated from the Berlin School of Economics in 2008 with a degree in International Business and worked for a dental company near Ulm outside Stuttgart for 12 months. Alex then returned to the UK to work for the largest car hire company in the world, gaining valuable experience of sales, building relationships with clients and customer service. A keen Nottingham Forest fan Alex also enjoys playing football in his spare time and has recently taken up running. Alex lives in Radcliffe on Trent with his wife and young daughter.

    Graham Sheardown BSc (Hons) MNAEA - Senior Valuer
    Graham graduated from Newcastle university in 1998 and has worked in the Estate Agency sector for over 15 years including working in New Zealand. Everyones friend, he is a big sports fan, supports Nottingham Forest (awkward) and enjoys 5-a-side and badminton. He lives in Tollerton with his wife and 3 young childre.  Graham has his NFoPP Level 3 in the Sale of Residential Property Qualification and is therefore member of the NAEA.

    Samantha Simkins MNAEA - Senior Sales Negotiator
    amantha joined us from a large corporate agency based in the City Centre where she was also Senior Negotiator. She realises the importance of good customer service and is very keen to make her mark on the West Bridgford market, therefore making her a willing, enthusiastic and efficient member of staff. Her previous employment was in Social Care and she worked as a Home care manager which she then left to pursue her career in estate agency. Sam enjoys converting viewings into sales and progressing the sales through to completion and therefore keeping the vendors informed throughout (the most important task we do).Sam lived in Honduras for 6 months and speaks Spanish and also worked in America too working with severely disabled people. She is lively and fun and enjoys going to the Gym and socialising and travelling the world (when she gets chance!)

    Deborah has enjoyed over 30 years in the industry having started her career in Nottingham city centre. Before joining Royston & Lund, Deborah's range of roles within the industry include Senior Negotiator, Valuer and even Branch Manager covering areas within Nottinghamshire, Derbyshire and Leicestershire. In addition to this, she is a long standing Associate Member of the National Association of Estate Agents. Deborah's high levels of customer service along with her passion for all things property make her a great new addition to the team. In any spare moments,s he enjoy's local history and visiting National Trust properties.

    Eileen Mclean - Sales Negotiator 
    Eileen has worked in residential sales for many years, she started her estate agency career as a sales receptionist in her first independent agent.  Eileen then went on to work for a large corporate agent, where she spent many years working in different offices in diverse markets. Being a caring and understanding person Eileen is happy to listen to her clients stories and build up a working relationship with them. Eileen has competed in a couple of half marathon's and spends her spare time either in the gym or on the gin!

Gina is our "Multi Tasker" and with 2 young children, she now works part time (Tuesdays, Wednesdays and Fridays) as our Marketing expert dealing with our website, Social Media and the preparation of leaflets/flyers. She is also an experienced Sales Negotiator and is always ready to help in any area of the business (including all the administration when required).Gina enjoys the theatre, nights out (when she gets chance) and loves spending time with her family.
