    This service enables you to forget about your property and leave the management to us.

    As part of our standard fully managed service, we will;

    ·Prepare Assured Shorthold Tenancy Agreements

    We will be responsible for day to day management including dealing with tenant queries, arranging general maintenance and repairs, tenancy renewals, extensions or notices, periodic property visits and to arrange any certificates required for legislation such as gas safety certificates and energy performance certificates.

    We offer the facility to provide a 12 month rent guarantee insurance which protects your rent being paid until vacant possession is sought should a tenant default on the rent payment. The insurance also covers the legal cost and process from start until finish to evict at tenant.

    Within our service we include a full professional inventory at no extra charge and oversee the complete check in and check out process. This covers informing utility companies of meter readings and the local council tax department, the move out inspections whilst liaising with the Deposit Protection Service should there be a dispute and organise relevant quotations.

    Our accounts department will handle all aspects of receiving and paying the rent, preparing monthly statements and handling invoice payments due.

    Tenant Introduction

    This service is only recommended for landlords who have the time to commit to the management of the property and are confident to deal direct with tenants and any problems that should arise.

    Our services will provide full marketing of the property on a variety of websites as well as producing a colour brochure with floor plans. We accompany all viewings until a suitable tenant is found and carryout a full credit reference. Once passed successfully we will draw up the tenancy agreements, arrange the move date. We carryout the contract signing with the tenants and provide them with a full set of keys to move in.

    Once the keys have been collected the tenants will liaise with you directly regarding any issues that may occur during the tenancy and set up the monthly rent payments into your account.

    Rent Collection

    This service covers all aspects included within the Tenant Introduction Package but in addition we operate a professional accounts service which provides collecting the monthly rent and preparing account statements, chasing any late payments or arrears.

    General Information

    Landlords have a statutory responsibility for certain repairs and maintenance and we have a team on hand of qualified contractors that can carryout the work. Along with this are certain regulations that need to be followed;

    · Gas Safety Regulation

    It is a legal requirement for a gas safety certificate to be issued by a Gas Safe registered engineer before a tenancy commences. This certificate is renewed on an annual basis. We employ a team of engineers who can carryout the inspection for you.

    · Energy Performance Certificate

    From 1st October 2008, all rental properties with a new tenancy agreement in England and Wales will be required by law to have an EPC. SBK can organise this on your behalf.

    · Fire and Furnishings (Safety) Regulations

    Soft furnishings must have a permanent attached label confirming that it complies with the official fire resistance standards.

    · Electrical Regulations

    The landlord is seen to owe a duty of care to the tenants with regards the safe installation to the electricity supplied at the property. Even though there is no mandatory need for an electrical certificate, we strongly recommend as agents you have one carried out.

    Tenant Information

    The team at SBK pride themselves with the professional way they handle all aspects of tenants enquiries and concerns. From the moment the initial enquiry is made, to when a tenant moves in to the property and on the final day handing back the keys, tenants priorities are at the forefront of our minds. Maybe this is why we have so many tenants thanking us for going the extra mile.

    We focus a lot of our time and energy listening to tenants requirements and helping find them a suitable home to live in. Should it be for six months or six years, we want you to feel comfortable where you are living.

    Our website is constantly updated to provide you with up to the minute details of available properties. A member of our lettings team will talk through any suitable properties and by providing full brochures and floor plans, you know if the property will be right for you even before stepping through the front door. All our viewings are accompanied so we are on hand to answer any questions you may have about the property.

    Should you find a suitable property through SBK, we will ask you to pay a reservation fee to secure the property and will provide you with a Pre Tenancy Reservation form and Tenancy Application form. These will need to be completed in order to progress with the application and will provide us with all the necessary information. References are obtained through a professional agency and form a crucial part of renting a property. We require the following satisfactory references;

    · Credit check including identity check and previous address search

    · Employers reference

    · Current landlords reference (if applicable) to confirm the tenancy was conducted in a satisfactory manner and the rent was paid on time

    If successful in passing the referencing we prepare the Assured Shorthold Tenancy Agreement and arrange the move in date. All relevant paperwork to cover legislation will be provided to make your stay in the property as comfortable as possible.

    Current legislation protects your deposit under the governments Tenancy Deposit Scheme. SBK subscribe through the Deposit Protection Service (The DPS) and the deposit will be protected in accordance with the Terms and Conditions of the DPS.     Having been with SBK for nearly 16 years and originally dealing with property sales; Keith for the last 9 years has been involved with the lettings and now with his calm organized approach heads up the lettings team. His lettings knowledge on both achieving the best rent for our landlords, and the legal issues involved in the complicated legislative side are outstanding. Keith has a tenacity to keep looking for the very best tenants for our landlord clients, unlike many other agents he will not just put forward the first tenant if they don't fit the highest standards that SBK expect for our clients. Keith lives locally with his partner and two children; he is a keen five-a-side aficionado, also an avid Portsmouth FC fan, which leads to some interesting office banter with the Southampton supporters within the office.     Our newest member to the lettings team; with the advent of the much higher levels of business activity that SBK are generating, we needed somebody who can see through the day to day activities of the exciting and ever changing lettings industry. Beth heads up the majority of the viewings and is equipped to handle all enquiries effectively and efficiently; an additional attribute is her speed and attention to detail on the computing side of the business which assists in the smooth running of the letting process  and is the glue that holds the busy team together, allowing them to effectively manage their own busy workloads. In her spare time at evenings and weekends, Beth likes to attend many different gym classes and spend time with her equally gym enthused boyfriend.
