    No fixed term contract

    We believe that at the heart of what is wrong with our industry is the concept of a "fixed term sole agency contract". It is our contention this is entirely self-serving and nothing to do with the interest of our clients. It encourages agents to promise "the world", to get your instruction. To do this they are inclined to over-value your property. They are then complacent, safe in the knowledge that you cannot get out of the contract for 16 weeks (or more). We do not tie our clients into any such contract. In the unlikely event that you are not entirely satisfied with our performance you can dis-instruct us with no penalties. We believe that you should remain with us because of the quality of the service we provide not because you have to.

This approach inevitably results in internal team conflict, which is the antithesis of what is right for you as a client. If we can get multiple interested parties we are very much more likely to deliver the best possible sale for you. You would be forgiven for thinking that once the sale has been agreed and passed over to the two party's solicitors that would be the end of our involvement. Far from it. Across the industry an extraordinary number of sales fall through because of avoidable delays in the progression process. We work tirelessly and allocate considerable resources to ensure that all parties have all the information they need and that the sale is being progressed in a timely manner. Sandersons UK - Step by Step Buying Guide

    If you are thinking of moving, most you of will now register online with agents in your area or will respond to something that you have seen advertised on one of the property portals. On the whole you will have no choice about the agent you deal with as the vendor will have chosen who they want to represent them. Clearly we hope that you are buying your property through Sandersons and have compiled the following check list so that you know what the process involves and how to avoid some of the common pitfalls.

    Putting in an offer
    You will have worked out what you can afford and, when you find the property you want, will put in your offer accordingly. The agent acting on behalf of your vendor has a legal responsibility to put your offer forward and will give you feedback on the vendor's response. The process of negotiating around the price can be lengthy and there are no fixed rules but do make sure that you are clear as to exactly what you want included in the sale in terms of fixtures and fittings.

    Substantiating your offer
    It is likely that you will be asked to substantiate your offer. You may already have an AIP (Approval in Principle) from your lender in which case you will be able to provide this in writing. It may be that you have not chosen a mortgage product yet in which case you may be asked to provide proof of income. You will also be asked what the position is with regards to your current property and whether your purchase is subject to a sale. Obviously, from the vendor's perspective you are more attractive as a buyer if you either do not have to sell a property to proceed or are a long way down the road to selling the property you are currently living in.

    Acceptance of the offer
    Once the vendor accepts your offer you will need to provide details of your solicitor or conveyancer. You will then be sent a Memorandum of Sale by the agent. This will list the two parties (vendor and purchaser) and their legal representation, the agreed price and any fixtures and fitting agreed in the price. Also it will detail any special agreements ie whether you have agreed an exchange date.

    Solicitor or conveyancer
    We would recommend that you use a specialist firm for the conveyancing, they tend to be cheaper and more efficient that general practising solicitors. We are happy to recommend a firm should you wish.

    Arranging finance
    Make sure that you compare all available products that are available on the market. Even if you have been with your current lender for some time, do make sure that you have the most competitive product on the market. It could amount to £100s per month difference.     The progression process
     The agent and your conveyancer should keep you informed of the progression of the sale. Most offers are subject to at least a valuation and often a survey. Local authority searches will need to be commissioned and enquiries raised with the vendor. If you are involved in a chain, your exchange and completion will have to be synchronised with the other people in the chain. This is often a complex process.

    Arranging buildings insurance
    Remember that you are responsible for insuring your new home from the day that contracts are exchanged. Again, ensure that you have looked at a range of products comparing competitiveness and what is actually covered. Not all insurance products or companies are the same. We have found that many of our landlords have come away from the cheaper end of the insurance market as when they have come to make a claim they have found that they were not covered as comprehensively as they thought.

    Exchange and completion day
    Before an exchange of contracts can take place, you will have to sign the contract with your conveyancer/solicitor. Once contracts have been exchanged you are now legally bound to complete the sale. At the point of exchange a non-refundable deposit of usually 10% of the purchase price is lodged with your conveyancer. In the unlikely event that you pull out of the sale, this is passed to the vendor. On exchange a date for completion is set and you will know the day that you will have to move.

    Our focus is to sell your property and we do not believe that it is ethical for us to supply either in-house financial or legal products.

    We believe this potentially results in a conflict of interest and prefer to work in association with independent conveyancers and mortgage brokers hand picked by us for the range of products that they can supply; how competitive they are and for their excellent customer service. In this way we can provide you with a complete service without compromise.

    If you require a mortgage for your purchase we would urge you to compare the products available. There is a huge range of financial products on the market at the moment with huge discrepancies in their final cost. An independent mortgage broker will have a much larger range of products available to them than say a bank or a building society who is restricted to their own products. We have saved our clients thousands of pounds by encouraging them to explore the market early in the process. All the companies that we work with will supply a no obligation quote.

    We would also urge you to use a specialist conveyancer rather than a general solicitor. Conveyancing is essentially an administration process that requires exact attention to detail and, in our experience, is best undertaken by professionals who specialise.

    Chris Murphy - Canterbury Sales Manager
    Chris joined Sandersons in 2009 specifically to launch the Ashford office. We subsequently saw unprecedented growth in Ashford as new customers benefited from the attention to detail and flair that Chris and his team brought to the role. In 2011 Chris moved to our Canterbury office and currently heads up an experienced sales team that has continued to grow year on year. Chris has previously worked in kitchen design, recruitment and as a Procurement Manager for a Kent based property developer.

    Kellie George - Office Administrator
    Kellie joined Sandersons in May 2018. She had worked in Estate agency for a number of years early on in her career, before moving into the public sector working within local government in an administration role. From there she took a sabbatical for a year to travel the world before taking a role in student property management for a local University. Kellie's current role is Office Administrator for the Canterbury sales team. Progressing sales through to exchange takes up the majority of her time, communicating with all parties involved and making sure everyone is happy, which ultimately makes her happy. She also plays a large part in the marketing of properties, writing the descriptions, producing the brochures and keeping the details fresh throughout the pre-sale period.

Having moved many times this stood out as a service above most others! Viewings were numerous but well vetted ( no time wasters) we sold within 2 weeks!
