    EPC

    Current legislation requires all vendors and landlords to have a valid Energy Performance Certificate (EPC) if selling or letting residential or commercial properties.

    As part of our full service offering, we work closely with our EPC provider and can arrange a visit to your property to validate a certificate. Simply contact your nearest office to make the arrangements.

    In some circumstances there are exclusions from being required to provide an EPC. If you think that you may fall into this category, please do not hesitate to contact us so that we can confirm whether you require one or not.

    Conveyancing

    As well as selecting the right agent to find you the right buyer, having a good conveyancer/solicitor is equally important, as they play a critical part in whether or not your sale completes.

    In theory, the agent's role is to find the buyer and negotiate the terms of the sale. The conveyancing solicitor's role is to ensure the legal work is correct.

    Instructing the right solicitor/conveyancer will minimise the stress so often associated with the moving process. Efficiency is key at this stage and your solicitors should have good communication skills, keeping you in the loop during the purchase process with the aim of a smooth, efficient completion.

    Terminology

    No Move, No Legal Fee - some solicitors, if you decide to withdraw from a sale or purchase prior to the exchange of contracts, you may not have to pay any fees. Your conveyancer will also return to you any part of your upfront payment not used for your search fees.

    It is common practice that if you require a mortgage on a property, the lender will ask you to pay for a survey. These come in many different forms and sometimes the lender will only ask for a basic appraisal survey.
