    How can I help?
    You may be a seasoned Landlord and fully aware of all the requirements to let a property or you may be a first timer. Either way, SEARLES Property Consultancy is here to help. I have almost 19 years experience letting cottages and castles in Gloucestershire, Wiltshire and the Cotswolds. A Letting Agent is always on a steep learning curve but during my time I have been fortunate enough to rent out a great number of houses, each one with its own particular idiosyncrasies thereby managing most of the steep curve!

    The principle of SEARLES Property Consultancy is to be as flexible as possible for all Landlords. Some Landlords may find their own Tenant but might prefer to use my Tenant referencing service, then use their own Tenancy Agreement but lodge the deposit through SEARLES with the Tenants Deposit Scheme (TDS) (see Legal page of this website) - this is entirely fine. Some Landlords may prefer the whole lettings package from the start, ie arranging the Energy Performance Certificate (EPC) then the advertising and marketing, paperwork, deposit protection, Inventory at the start of the tenancy with rent collection and liaison between the Tenant throughout the tenancy - again this is absolutely fine. Any combination or part of the services I have to offer are available to Landlords - the main thing is that we get it right for everyone concerned, thus minimising the hassle and headaches!

TENANTS - synopsis

    HOW TO SECURE A HOUSE - from start to finish
    When you have found a property through SEARLES Property Consultancy and your request to rent the property has been accepted by the Landlord, you will be required to fill in a Tenant Reference form before things proceed. I will send you this by email as soon as I hear from you. Referencing costs £45 per personal application or £60 for a company application provided that everything is transmitted by email.

    Payment is required by bank to bank transfer and, once received, the reference form will be released for you to complete and send to the Reference Agency.

    Assuming the references are satisfactory, on their return to me I will contact you and let you know when to expect the Tenancy Agreement and initial invoice for the rent and deposit which is six weeks if you have no pets and eight weeks if you have pets. This deposit is held by SEARLES as stakeholder and is registered within 14 days of the start of the tenancy with the Tenants Deposit Scheme - see the Legal page of this website.

    The principle idea at SEARLES is to make the whole business of house hunting and eventually renting a house hassle free but quick and efficient.

    My apprenticeship in the world of lettings started in 1991 when I arrived in the UK from Hong Kong and answered a local advertisement for a "secretary in a busy lettings office in Dauntsey". This was Zodiac Lettings Agency and the "office" was, in fact, a garage but the business grew and we were soon located in High Street premises in Malmesbury.   In 1997, Knight Frank took over Zodiac and I headed up the Knight Frank Cirencester Lettings office.   After three years with Knight Frank, the opportunity to buy the business arrived and I re-branded it as HARDCASTLES, in memory of my father as that was his middle name!   After six years I sold the business but after two years trying other careers, I knew that I wished to continue to pursue my career in rentals.   I have now chosen a route that will allow me to concentrate on the parts of the business I most enjoy, hence the birth of SEARLES Property Consultancy.
