    Tenant Information

    Many people rent their home and there can be a whole range of reasons that make it wise to do so.

    • To rent can be cheaper
    • Bills may be more predictable
    • Renting is flexible.
    • The rental process is much quicker than buying a property.

    Finding a rental property. - Start to look about 6 weeks before you need to move in to a property. This allows time for looking and the administrative procedure to be completed.

    How much rent can you afford? - As a rough guide subtract your monthly expenses from you income- the amount left over is the amount you can spend on rent.

    Decide what sort of property you want - A house or a flat, do you want furnished or unfurnished ? Is a garage important? maybe a garden.

    Generally Seekers have a number of properties to chose from and the staff are trained and ready to help you.

    Now book a viewing on properties that may be suitable. If you like it then complete an application form. Reference checks will ned to be done, this includes credit checks so advise Seekers if there are any issues. We will approach your employer for confirmation of income.

    Before you move in you will need to pay both deposit and one months rent. Deposit is normally 1.5 times monthly rent. The deposit is held in the Tenancy Deposit Scheme against any damages during the tenancy.

    You will then sign the lease and move in.

      Prior To Our Visit

      Using both our experience, our extensive data base, Rightmove, Zoopla, Prime Location and The Land Registry we will review all sales in your neighbourhood and prepare a personalised market report for you. We will bring this on our appointment.

      Seekers offer two sales packages :

      1. Our traditional full service no sale no fee package 1% + vat
      2. Our Hybrid service for £850 + vat for the vendor who is keen to be more involved . Again this is no sale no fee.

      We will explain both these services at the appointment and you can then decide.

      At Your Property

      We will ask you all types of questions about your property including why you bought your home originally. We would like to know why you are selling and your desired timescale.

      Estate Agents need to know if there are any issues with the property which might affect the sale or the value of the property. Examples of this could be rights of way or boundary disputes.

      To sell your home we need to present it in the best possible light. See our Essential Selling

      Guide which is crammed with tips on how to present your home.

      We will ask you to escort us around your home and point out all the features that add to your homes appeal.

      We will answer any questions you may have.

      We will then present our marketing report and agree a price for your home.

      After You Instruct Us

      We will ask you to sign our sales agreement.

      We will make an appointment to, measure rooms, prepare floor plans and take a series of quality photographs. If an EPC is required we will arrange for it to be undertaken.

      To comply with money laundering legislation we will require proof of identity.

      We will place an initial eye catching description on Rightmove, Zoopla, Prime Location and our web site.

      We will contact registered buyers who may be interested in your property.

      Once we have the photographs, floor plan, EPC a full set of details will be produced, these will be sent to you for your perusal and posted on the property portals and our web site.

      Marketing Going Forward

      All viewings are accompanied by a member of Seekers staff. We prefer owners not to be present during viewings but that would be your decision. The reason being that buyers are often more relaxed when the owner is not there and the agent is more in control! Owners often apologise for their property which is never a good plan or over sell the property.

      Our fully trained estate agents know how to conduct a successful viewing. ,listen to positive signs and deal with any questions.

      You will receive feed back after the viewing - even if just to say we havent heard back from the viewers yet.

      You will receive regular updates and we may send you activity reports from the portals.

      The Offer & The Sale

      You will receive notification of any offer in writing as well as receiving an immediate phone call from us.

      We will obtain all relevant information from the buyer such as mortgage details, any linked sale of a property, conveyancer and so on. We will want to see proof of funds for the deposit where there is a mortgage or the whole purchase price if a cash purchase. Is a quick completion sort.

      We will advise on acceptance of an offer. We will negotiate with the buyer to receive the highest offer that is obtainable. We will find out whether the offer is conditional i.e are carpets & curtains to be included.

      All the above is relevant to whether you accept the offer or not.

      Once all parties are happy we will issue the memorandums of sale to the conveyancers. We will recommend a good firm for your consideration.

      6. Instructing Solicitors
