    Permitted Payments

    Before the tenancy starts (payable to Sims Williams 'the Agent')

    Holding Deposit: 1 weeks's rent

    Deposit: 5 week's rent

    During the tenancy (payable to the Agent)

    Payment of £50 plus Vat if you want to change the tenancy agreement

    Payment of interest for the late payment of rent at a rate of no more than 3% above the Bank of England's base rate for each day that the payment has been outstanding

    Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

    The range of rental properties we manage covers everything from one bedroom flats in Chichester city centre, to sprawling six-bedroom manor houses in the West Sussex countryside.

    Jo Mallett MARLA - Lettings Branch Manager
    Having started working in the industry in 2008 for a corporate company as a file progressor and moving forward to a negotiator position I have worked in many aspects of the industry from valuing properties to dealing with maintenance issues. I joined Sims Williams in 2014 and thoroughly enjoy my role within the office from matching applicants to their ideal property or meeting Landlords to advise them on renting out their property to take them to the next stage in their life. I live by the sea which I love and during my spare time I partake in Pilates and am an avid baker.

    Lucy Hampton MARLA - Senior Lettings Consultant
    Having started in Estate Agency in 2016 as a trainee negotiator, Lucy soon thrived on the fast pace of the lettings industry and hasn't looked back since. Lucy says " I enjoy dealing with people on a day to day basis either finding their perfect home to move into or guiding a new landlord through the process of letting their home or investment." Having studied Law at college Lucy realised she had a passion for all things legislation, which has come in very handy in the ever-changing world of lettings. In her spare time Lucy enjoys spending time with friends and family, is a keen participant in bodypump and yoga and loves to bake.

    Lara Silverson - Lettings Consultant
    Lara joined the Lettings Team at Sims Williams in 2023, having had previous experience in Estate Agency and customer service. Lara says "I'm keen to progress in my career and cannot wait for what the future holds". Lara's interests include spending time with friends and family, travelling and creating travel content online. She sings and plays guitar and is a big BHAFC supporter as well as a keen swimmer.

    Nikki Moores - Property Manager
    Having first started working in Estate Agency in 1984, Nikki now enjoys the day to day challenges presented in our Property Management centre, where she is responsible for the smooth management for our tenanted properties. Being the first point of call for many of our landlords, tenants and contractors, Nikki knows the importance of how good communication is key in keeping all parties informed. In her spare time Nikki enjoys time on the golf course and is a member of Cowdray Park Golf Club.

    Sheila Harris - Property Manager
    Sheila started working in the profession in 2014 as an administrator but very quickly realised her skillset was best matched to the role of a property manager. She enjoys all aspects of the role and her ability to organise, and problem solve is second to none. Sheila brings fantastic customer service skills, which makes her a highly valued member of the team, and she is respected by colleagues, landlords and tenants alike. Within her spare time, she likes to spend time with her family and friends. She has a passion for travel and is lucky enough to have travelled to some amazing places.

    Nicola Ward - Property Manager
    When it comes to property management, there aren't many people with as much experience as Nicola. Having started working in the Lettings business in 2001 in Felpham, Nicola has recently joined Sims Williams Lettings brings with her a wealth of experience. She takes great pride on the level of service she provides to Landlords and Tenants alike. Nicola takes a keen interest in the ever changing legislation relating to the lettings market and ensures that Landlords and Tenants are kept up to date. She lives in Chichester and as well as a passion for property, her hobbies include cycling and walking.

    Lisa Driscoll - Property Manager
    Lisa started in the industry back in 2008 running her own independent letting agency in Bognor Regis. Due to the ever change legislation within the industry she joined the team at Sims Williams in 2023 to have the support of a well-established team. She has enjoyed being part of a team again having the support and friendship of colleagues.In her spare time, she enjoys looking after her horse, walking her dog and listening to live music in her local pub enjoying a beer or two!!

    Pam Bunting MNAEA - Senior Marketing Consultant
    After working for a firm of local solicitors in their conveyancing department, Pam joined the Sims Williams Walberton team in February 2000. Having lived locally for many years, Pam has a detailed knowledge and genuine fondness for the local area. Pam says, "Working as part of a great team, my role is diverse and interesting. We take the time to really get to know our customers and it's great meeting so many interesting, friendly people." Pam is involved in all aspects of the marketing  process.
