    The beginning...


    Spencers of the New Forest was formed in 2010, following the merger of two very successful businesses in the villages of Burley and Brockenhurst. Later that year we opened the doors of our office in the heart of the market town of Ringwood, and most recently the beautiful coastal town of Lymington. We have quickly developed a reputation as an honest and professional Estate Agents and continue to grow from strength to strength.

    Being an independent agent, client service drives everything we do. Our success is based on recommendations and reputation. Choosing an agent is the most important step on the way to selling your home, and we understand that trust and excellent service are key.

    Our Ringwood Office


    Since opening in September 2010, we have used our extensive experience and honest approach, alongside Spencers' extensive and quality marketing, to build an excellent reputation within the town. We successfully sell a variety of property, covering a wide area, including; the historic market town of Ringwood, the Avon Valley including the prestigious Avon Castle, the sought after residential area of Ashley Heath, hamlets in the tranquil North part of the New Forest, quaint villages South of Ringwood towards the outskirts of Christchurch, and also the picturesque Cranborne Chase area. 

    Our bright and welcoming office is situated in the heart of Ringwood within the main High Street and is open six days a week. 

    Director Mark Youngman has 30 years of local estate agency experience, the past 18 years in Ringwood, and is based at the office full time, together with a team of highly experienced and locally based staff. 

    We welcome anyone into our office to discuss their property needs, whether thinking of buying or selling, or simply if they need impartial advice.

    We advertise in a wide range of quality publications including; The Dorest Society, House, The Salisbury Journal, New Forest Exclusive and the local Ringwood and Fordingbridge News. We also promote properties on the most prominent portals including Rightmove and Prime Location amongst others, and will regularly update photographs and details to keep your property looking fresh to potential buyers.

    PREPARATION

    You are selling your home. First things first: choose an agent who can advise you on preparing your home for market. This advice may include suggestions about maintenance, decorating and decluttering; where you may need to focus attention, where you could add value, and what buyers do and don't consider important. So, fix those little snags, tidy up, add a lick of paint where necessary, and keep the house clean and fresh. 'Stage' and style your home to create a welcoming impression, and don't forget your garden, front as well as back; kerb appeal is important and first impressions count.

    GET ORGANISED

    You've approved the brochure copy and photographs and your home is being marketed. It's time to get paperwork in order for potential purchasers, this can include copies of guarantees and proofs of work. Choose a solicitor to handle the legal work to transfer ownership of the property. It saves time to decide which solicitor you want to use before you agree the sale of your house. We recommend you use a solicitor who specialises in conveyancing and is familiar with New Forest properties. Closing a sale often requires careful negotiations. Once a sale is agreed your agent will send a confirmation letter and Memorandum of Sale to you, your solicitor, your purchaser and their solicitors.

    PRE-EXCHANGE

    Your solicitor will send you documents including transaction forms, fixtures and fittings list, property information form and personal questionnaire. You will be requested to provide identification papers. The solicitor will obtain the deeds to your property and a contract pack will be prepared and sent to the purchaser's solicitor. Enquiries may be raised which will be dealt with by your solicitor. You and the buyer will have to decide the length of time between exchange and completion (usually between seven days to four weeks after exchange of contracts), what fixtures and fittings will be included (any fixtures you plan to take, such as wall lights, need to be replaced with an equivalent), and any discounts due to problems flagged up by the survey. The final contract will be sent to you for signing.

    EXCHANGE
    Once all parties in the chain are ready to exchange, an acceptable completion date is agreed. At this stage the signed contract is legally binding. Book your removal company, notify service providers and arrange for mail to be redirected. At this point the buyer pays a deposit, usually around 10% of the sale price, to your solicitor. Some may agree less than this. This deposit is usually held in your solicitor's account.

    COMPLETION

    This is the day of the move: the property changes ownership, the deeds of the property are transferred, the money is transferred and keys are handed over. You are required to vacate the property on this day and bring the keys into your agent's office. Your solicitor will notify your agent once the monies are received from your purchaser thus authorising the release of the keys. This transference of deeds and payment progresses along the chain: your vendor's solicitor will notify the agent when they have received the monies and the keys will be released to you. Welcome to your new home.

The focus is to ensure that each one of our landlords, whether they are investing in buy-to-let for an income or pension fund or are so-called 'accidental' landlords renting out inherited property or the family home (following a temporary move abroad perhaps), are able to enjoy total peace of mind.

    Mark Youngman | Director
    Mark is a highly experienced estate agent with 30 years experience in the industry, covering all sectors of the market. For 10 years, Mark successfully ran the Fells Gulliver Ringwood office, before opening Spencers of Ringwood in October 2010. He has, over the years, built an excellent rapport and reputation with many local homeowners and an honest no nonsense approach to home buying and selling. Mark prides himself on his photography and ensures the best possible details/brochures are created for all our properties. Mark lives in Wimborne and grew up locally, he spends his spare time walking his Labrador and is an ex-league Hockey player, having played for the New Forest Hockey Club for 15 years.

    Will McNamara | Valuations Manager
    Will loves everything about estate agency, he is very passionate about providing the most pro-active and innovative approaches in order to achieve an enjoyable move for his vendors. Not only specialising in residential property, Will has great knowledge of the development and new build sectors of the market. In his spare time, Will is very sporty, playing lots of golf as well as being a keen DJ and gamer.

    Matt brings a wealth of experience in the estate agency industry, having successfully covered a broad range of the property market for over a decade. Priding himself on an enthusiastic, proactive approach, Matt puts a real effort into ensuring each customer receives an attentive service. Matt is always focused on achieving the most successful outcome possible for his clients and being on hand every step of the way throughout their move. Living locally with his wife and young children, Matt enjoys spending as much quality family time as possible, while he likes to travel and is a keen football fan. Even when away from the office Matt is rarely too far away from the New Forest!

    Abigail Drake | Sales Negotiator
    Abigail joined the Ringwood branch as Administrator in May 2021. After a year of admin, Abigail has moved into her new role as Sales Negotiator which has been a great transition having previously worked in a customer-based role for five years, meaning Abigail is able to provide personable and professional service to our Ringwood clients/customers, including invaluable knowledge of the local area, having lived locally her whole life. Abigail loves hiking, horse riding and painting in her spare time, bringing a touch of creativity and equine knowledge to the office.

    Christie Hamer | Administrator
    Christie is our newest member to the Ringwood branch, only joining in October 2022. Previously, Christie studied Musical Theatre in London, where she lived for four years, before returning to her hometown. She has settled into her role as Administrator, bringing enthusiasm, organisation, and a creative flair to the team. Having grown up in Ashley Heath, she also has a great local knowledge of the area and in her spare time enjoys walking her adorable dog Harley along the Castleman Trailway.

    Jill has a great deal of experience selling properties in the New Forest, having first worked in the area in 1990 after her initial training in Bournemouth. She was very pleased to join Spencers in 2016 and has really enjoyed the challenge of working in such a busy, successful office. Over the years Jill has gained wide working knowledge of all aspects of estate agency and has a strong commitment to providing the best service. Jill currently lives in nearby Christchurch.
