You can also telephone one of our branches (Colchester area 01206 584484, Basildon/Wickford area 01268 207227) or call in and collect a list of properties from all Temme English offices.
Viewings can be made Monday to Saturday during normal office hours. The more notice we are given the greater chance there is of visiting the property at the time you want. If necessary visiting the property can be made outside of normal office hours.
Having decided on a property you wish to rent you will be required to complete a reference / credit check. All occupants 18 years old and over plus any guarantors must complete a referencing form and provide photographic ID (Passport). The cost of referencing is £180 per occupant of 18 years or older, payable at the point of securing the property. For example, a married couple renting a property would require £200 to secure the property and £180 each for referencing. The £200 will be held towards the deposit and first months rent. If a guarantor is required the additional referencing fee is £100.
Once all references have been approved the Shorthold Tenancy Agreement will be prepared and a draft copy sent for tenants to read.
With a draft agreement prepared we will undertake an inspection of the property and organise a schedule of condition including photographs. An inventory will also be prepared whether furnished or unfurnished.
Once all parties are in agreement you will be asked to pay the first month's rent in advance, pay the deposit (normally between one or one and half month's rent) and sign the Assured Shorthold Tenancy Agreement. All payments must be made in advance and cleared in our bank account before the start date.
For your peace of mind TE Lettings are members of DPS - The Deposit Protection Service - and your deposit will be lodged with them.
As tenants in a managed property any queries, maintenance requests etc will come through us and we will have answers back to you or contractor appointments made depending on requirements.
