    Established in 1966 we have adapted in response to the changing needs of Telford and to the times in which we live. In 2020 we centralised our operations, with sales and lettings now being run from our Newport office.     Our Partners, Nicholas Hughes MRICS, and Andrew Temperton MRICS, together with Andrew's uncle, Ron Temperton MRICS have between them over 100 years of experience within the property industry.     We are happy to provide you with a free, no obligation pre-rental valuation, and discuss how best to market your property for the private rental market. Please do call us to arrange for this to be done - our team will be happy to assist.

    RESIDENTIAL LETTINGS - FULL MANAGEMENT

    ARRANGING TENANCY £480 inc. of VAT

    This fee includes advertising on Rightmove, On The Market, GuildProperty and our own websites,arranging viewings, taking up references including Right to Rent checks,arranging signing of agreement and registering deposit with the Tenancy Deposit Scheme.

    COMMISSION (on rent collected) 12% inc. VAT

    This commission includes periodic property inspections and all management and related issues i.e rent collection, repairs, etc.

    Re-Let fee for existing Full Management £390 inc. VAT


    RESIDENTIAL LETTINGS - NON MANAGED

    ARRANGING TENANCY £540 inc. VAT (on a Sole Agency basis) or £600 inc. VAT (on a Multi Agency basis)

    This fee includes advertising on Rightmove, On The Market, GuildProperty and our own website, arranging viewings, taking up references including Right to Rent checks, arranging signing of agreement.

    PREPARATION OF THE INVENTORY*

    1-2 Bedroomed property - £66 inc. VAT
    3 Bedroomed property - £90 inc. VAT
    4 Bedroomed property - £120 inc. VAT
    5 Bedroomed property - £132 inc. VAT

    *On a Full Managed re-let, Inventory charges will be discounted by £18 Inc. VAT

    All rental properties being marketed are legally required to have an Energy Performance Certificate which we can arrange to be carried out on your behalf by our surveyor at a cost of £72 inc. VAT, if required. The minimum rating must be E or above.

    It is a legal requirement that an annual Landlord's Gas Safety Certificate is required for all rental properties (where applicable), as required by the appointed Gas Safe Registered contractor. Smoke alarms and Carbon Monoxide detectors must be fitted in both Managed and Non Managed properties.

    It is good practice to have a periodic inspection of the electrical system carried out by a qualified electrician every 5 years and any recommendations carried out.

      The RICS Condition Report - survey level one

      Choose this report if you're buying or selling a conventional house, flat or bungalow built from common building materials and in reasonable condition. It focuses purely on the condition of the property by setting out the following:

      • clear 'traffic light' ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that may require varying degrees of attention
      • a summary of the risks to the condition of the building
      • advice on replacement parts guarantees, planning and control matters for your legal advisers. An RICS Condition Report is straightforward and does not include a valuation, but your surveyor may be able to provide this as a separate extra service

      The RICS HomeBuyer Report (Survey) - survey level two
