A Landlord Pack is given and different levels of property management service are available. However, we are fully flexible and landlords can "add on" a variety of different services to whichever package they choose, to create a service level tailored to their own particular requirements.

Not only do we keep in contact with our landlords, with regular reports on their properties, but we inform them of any changes in legislation and back this up with expertise and advice. We also make it a priority to keep our landlords up-to-date with any rent changes in the area to ensure their rental incomes are in line with market conditions.

Renting with The Property Centre

Once you've found a property you'd like to rent and have started the referencing process, you'll be assigned your own dedicated Head-Office based Lettings progressor, who will assist you with any paperwork and keep you informed throughout your application.

We believe that good communication is fundamental to the successful relationships we have with our tenants. Our dedicated Property Management Team, based at Head Office, is available for both landlords and tenants throughout a tenancy, and contactable 6 days a week, either at Head Office from Monday - Friday, or in branch on Saturdays.

New tenants are given a Welcome Pack, including contact details for each member of the Property Management Team, useful telephone numbers, troubleshooting notes and guidance.

Our Property Managers are all well-informed about our lettings portfolio, and tenants can be confident that their queries or issues will be handled by someone with the knowledge and expertise to assist them.

James joined The Property Centre after graduating from Worcester University in 2012, and since that time he's worked his way up to the position of Branch Director. Having lived in Worcester most of his life, and in every Worcester postcode, James is an expert on the local property market and any valuation you receive from him will be accurate and realistic. James' commitment and drive to give the best possible service has not only won him numerous personal awards, including our esteemed Negotiator of the Year award for four consecutive years, but his office was also been awarded Best Estate Agent in Worcestershire by the ESTAS in October 2024. In his spare time, James enjoys spending time with his young family, coaching at Pershore Town Youth Football Club and following Aston Villa FC.

Both you and your buyer will sign identical contracts, which will only become legally binding when these are exchanged by the solicitors involved. Make an offer
Once you've found your perfect property, you'll need to make an offer. It's important to consider a variety of factors when choosing your price level to achieve the right deal for you.

Conveyancing
Once you've agreed an offer on the property you're looking to purchase, you'll need to get a solicitor or conveyancer to handle the legal work involved in transferring ownership of the property to you. The Property Centre works with a local firm of solicitors who provide a friendly and efficient service designed to be stress-free for our customers.

Survey

Unless you're highly experienced with property, instructing a Homebuyer or Full Survey is a good thing to do and may save you money, time and hassle later down the line.

Exchange and Completion

Until you exchange contracts, neither side has any legal obligation to buy or sell the property. Both buyer and seller sign identical contracts, but only when the contracts are formally exchanged by the solicitors does the deal become legally binding. On the day of completion, the money is transferred and any deeds for the property are exchanged between each side's solicitor or conveyancer.
