    1. Letting Only Service 

    Year 1 - 8 percent 

    Year 2 - 5 percent

    Year 3 - 3 percent

    On the Let Only service fees are taken annually. 


    2. Rent Demand 

    10 percent taken monthly


    3. Full Property Management

    14.4 percent taken monthly


    4. Premium Full Property Management

    18 percent taken monthly


    ALL FEES STATED INCLUDE VAT

    There is a minimum fee of £1200 including VAT for all the above Services or the percentage of the fee for each Service being the equivalent of six months' commission whichever is the greater even if not negotiated by The Property Company Ltd

    5. Withdrawal from an Agreed Offer £500 incl. VAT

    Consultancy for the following:

    • Additional visits to a Property if we are managing
    • Waiting time at the Property
    • Having extra sets of keys cut
    • Arranging safety checks
    • Installation of smoke alarms or carbon monoxide detectors
    • Obtaining consent from a lender or a Superior Landlord

    Preparation of an Inventory check in & out by an inventory clerk Estimates upon request.

    Registration for the Tenancy Deposit Scheme £30 incl. VAT

    Attendance by The Property Company Ltd at Court or a tribunal on behalf of the Landlord: plus the reasonable costs and expense of The Property Company Ltd: £150 incl. VAT Per Hour

    Administration costs for drawing up tenancy agreement and booking all services for move ins. £90 Incl. VAT

    Carbon monoxide and smoke alarm test on day of move in £60 Incl. VAT

    Reference cost per tenant (unless on premium management) £36 Incl. VAT

      Personable, humble and professional
      I was looking to move as quickly as possibly in north London and found a gem in the property company (Damian). Quick responses, personable, humble and professional. The landlord wanted to meet me as a quality check which was slightly cumbersome ( not the fault of the agent) - this reassured me on the ability of the agent to handle this type of landlord while managing the rent for me. Overall, I would recommend this agency.
