    If you are looking for a new home -

    The Total Letting Service are here to help !

    When looking for your new home it is important to consider the following :-

    BUDGET - how much can you afford ? Most agents will work an a rent to income ratio , for example if you are looking to let a property to the value of £600 per calendar month , then your income will need to be in the region of £18000pa. If you are uncertain please call the office and we will be happy to help.

    Other Expnditure to consider :- all utility bills ( gas , water and electric) Council Tax need to be included in your caluclations when deciding on a maximum budget for rental.

          WHEN TO START LOOKING FOR A NEW HOME

     Most properties available to let are either available immediately or may have tenants in situ therefore The Total Letting Service would suggest you begin looking approx 4- 6 weeks before you wish to move .

    Where to look for your new home ? Most properties available to let can be found on property portals , Rightmove is the number 1 site for Letting Agents to use , so check the site , register for alerts as most good quality property lets quickly.

    VIEWINGS: Once you have seen details of a property of interest contact the office , either telephone or email , include details of when you are available to let and how quickly you need to move as this will help when arranging an appointment to view

     The Total Letting Service will require completed application forms , until these have been received viewings will continue at the property.

    The Process - Once application forms have been received the office will check the forms and submit to Homelet( the reference agency we use) Homelet will proceed to process and credit check the details supplied. Please remember this process can take a few days!

    Once a satisfactory report has been received from Homelet , the office will contact you to discuss potential move in dates and explain the rest of the process . Please note the minimum time period between satisfactory references and moving in will be 10 working days.

    Tenancy Agreement - This is usually for a fixed term of 6 OR 12  months this is a legal document which confirms you will pay the Landlord rent for this period , please do not enter into any legal agreement without seeking independent advice.

    I set up the Total Letting Service to provide Landlords with an Independent Specialist Agent who could offer unbiased advice and professional advice to Landlords in all aspects of Letting , Property Management and Buying to Let".

    I started The Total Letting Service over 17 years ago after having an established career within the residential letting industry with a leading Corporate Agent. I realised as most Letting Agents were primarily Estate Agents , landlords with property to let had little choice and hence The Total Letting Service was set up as AN INDEPENDENT SPECIALIST AGENT DEDICATED 100% TO LETTING AND PROPERTY MANAGEMENT

    As a member of ARLA ( Association of Residential Letting Agents) I was the first Letting Agent in Trowbridge to become a Regulated Agent offering Landlords and Tenants the peace of mind to know all best practice procedures are followed and Client Account Protection is in place.

    I decided to move our Head Office to Bradford on Avon , as the town provides a wonderful working environment and Bradford on Avon does not have an Agent dedicated 100% to residential letting property management" The Total Letting Service have expanded through recommendation and now manage a portfolio of various properties from village to town , apartments to manor houses.
