Our Marketing and Letting Service

We can find the right tenant for your property through our extensive marketing and prominently located network of offices throughout Oxfordshire. You can then decide whether to manage the property and collect the rent yourself or take advantage of our flexible Property Management service - offering complete peace of mind.

To find the perfect tenant you need to give your property the maximum exposure. Our marketing services include: ·

* Featuring your property details in our colour Lettings List throughout our 7 Thomas Merrifield offices in Oxfordshire.

* A full property listing on our dedicated website

* Your property will also be listed on www.rightmove.co.uk the UK's biggest property portal

* Accompanied viewings with all tenants if required

* Applicant screening and interviewing and negotiation of tenancy details

Completing the process
Once a suitable tenant is found we will ensure all the legal paperwork is produced including an Inventory. We will hold the deposit for you and register it with one of the UK's accredited schemes.
End Of Tenancy
Unlike many other Agents' Letting Only service's our involvement does not stop when the tenants move in. We carry out a checkout inspection at the end of the tenancy and with yours and the tenants input we will assess any deductions that need to be made. The checkout is often the most contentious issue so by employing us as your Agents we will take that stress away from you.

Property management can be the key to ensuring maximum rental returns. We will look after day-to-day general management and more complex issues such as emergency repairs, collection of rent, inspections and much more taking the pressure off you. We provide all types of rental accommodation in Oxford, Didcot, Abingdon, Wallingford, Kidlington, Bicester, Witney and the surrounding villages from 1-bedroom town centre apartments to large country houses.
All rental properties are displayed on Rightmove and our own website www.tmlettings.co.uk

Property updates If you wish to be kept updated on a regular basis simply register your details on the website and you will be emailed brief details when new instructions are placed on the site.

Property Lists Alternatively pop into one of our 7 prominently placed offices and ask for a list of available properties.

Viewing the property If you wish to view a property either phone us or email us and we will arrange an appointment with you and accompany you to viewings.

Tenancy Application When you are happy with your choice of property contact us and we will discuss start dates and how the tenancy process works.

Referencing Your tenancy application will pass through our referencing process, which will include employer, landlord, bank and credit checks.

NB: A guarantor may be required in certain cases if you do not meet the Referencing Agencys criteria.

Tenancy Offer Assuming all goes well during referencing, you will receive a formal tenancy offer and Tenancy Agreement

Tenancy signing We will then arrange an appointment with you to sign the agreement and pay over the first months rent and deposit.

Moving In Finally, we will agree a time to meet at the property to go through the moving in process with you and to handover the keys to your new home.

Simon has been an integral part of Thomas Merrifield for over 25 years, during which time he has played a key role in the company's continued growth and success, working alongside his Co-Director, Nicolette. With over 30 years of experience in the property industry, Simon has developed an in-depth understanding of the Oxfordshire property market. He is responsible for managing and overseeing the Oxford office and has full accountability for all aspects of client accounting across the business.

Simon began his career in Retail Banking before transitioning into Financial Services, where he worked as a Financial Consultant and Independent Financial Adviser (IFA). He later pursued a new career direction, joining a lettings agency in Oxford as a Lettings Negotiator, a role he held for five years. In 2001, Simon joined Thomas Merrifield and now serves as the Lettings Manager for Oxford and North/West Oxfordshire.

Gemma spent the first 10 years of her career in the Beauty and Retail industry before choosing to pursue a new path in property. She joined the Thomas Merrifield Lettings team in 2010 and has since taken responsibility for managing all tenancy renewals within the Oxford branch.
