  • paragraph

When it comes to renting your property, our rentals and property management teams work smarter and harder to deliver outstanding service.

Our friendly team at Thornley Groves will help you along your property rental journey with relevant, expert advice and locally tailored information.

But, how does Thornley Groves go about renting your property?

    Rental value

Thornley Groves will provide realistic and achievable advice as to the current rental value of your property, taking into account your own circumstances, the current market and the demand for properties like yours.

We will always explain how we arrive at our valuation and provide comparable evidence of recent lettings.

We will tell you there and then what our recommendations are and will confirm this in writing.

How will Thornley Groves promote my property?

We attract hundreds of enquiries every week from prospective tenants. Our market share in the areas we operate, together with our network of high profile branches, means that we are often a natural first port of call for tenants actively seeking a home to rent.

We have quality properties that are well presented and easy to view - this attracts quality tenants willing to pay premium prices.

We make ourselves available to show tenants around suitable homes at times convenient to you - we always accompany viewers and never release keys.

The Thornley Groves website is updated live throughout every day. Offering visitors the latest available stock; it is a reliable source of information that tenants looking to rent regularly return to.

We also advertise all of our properties on all of the leading property portals guaranteeing your property maximum exposure.

Selecting the right tenant for your property

Selecting the right tenant for you is more important than just finding any tenant.

At Thornley Groves we pride ourselves not only on the quality of our properties but on the quality of our tenants.

We qualify every prospective tenant, check their credit record, take Landlord and Employer references.

    Keeping you informed

Thornley Groves has built its reputation by keeping all our clients fully informed.

From the day we list the property, feedback is essential if you are going to minimise the void periods and agree a rental.

We'll report all viewers' comments and make recommendations on price, presentation and furnishings as we go along.

    Rental Payments

Thornley Groves collect the first month's rent and deposit prior to the tenant moving in.

Our fees are deducted and any remaining funds will be forwarded by electronic transfer and a statement of account will be provided by email.

Then, if you instruct Thornley Groves to manage your rental property we will demand and collect rent for the tenant(s) monthly ongoing by standing order.

We can also offer Rent & Legal Protection covering you for rental arrears and legal costs should the unlikely need arise to re-take possession of your property.

CHOOSE TO SELL YOUR PROPERTY WITH US
    • paragraph

When you come to instruct an agent to sell your property it's important that you do your homework to determine which agent would be the best match for you?

A few questions to ask yourself could be:

      • What other homes is the Agent selling in your local area?
      • What types of properties are they selling?
      • How many similar homes to yours do they have for sale?
      • .... and most importantly, for roughly how much?

Once you're equipped with these facts, then go and speak with your local High Street Agent, or call into their office, and put them to the test.

Is their office welcoming and well presented? Do their Consultants meet you with a friendly, helpful and enthusiastic approach? Will the Agent give your property the widest possible exposure and market, where it will be seen by the most potential Purchasers? Do they know the local area and have experienced Consultants on hand to provide their knowledge and expertise? Will they be flexible and remain open in the evenings and on weekend to show buyers around your home?

These are just some of the considerations you could give as a home owner when making the careful decision of which Agent would best represent you in the sale of your property.

However, there is always the temptation to simply instruct an Agent based solely on the fact that they may by chance have the one property that you might be interested in buying regardless of any of the above mentioned tips.

So, before you get enticed into taking what may appear to be the simplest and most direct course of action towards the sale of your property, it's still vitally important that you conduct your own due diligence. Invite three local Agents out to value your property and make the decision of why they would best suit the sale of your home and not the purchase of your potential onward property.

With our excellent Consultants carefully managing the progression of your sale, if chains are formed, then we are more than adequately placed to control this process and liaise efficiently with all relevant parties.

Why not put us to the test and complete our online form and request a free valuation of your home today? Alternatively, call one of our offices and speak with a friendly Consultant who will guide you through the registration process and arrange an appointment, which is convenient for you.

    GUIDE TO BUYING YOUR HOME
    • paragraph

Buying a house is an exciting time and whether it's your first home or your 100th investment property, it's still an exhilarating journey! Here are a few tips to get your prepared for the process:

      What is your Budget?

The very first thing a buyer must consider when purchasing is budget and ensuring that there are cash funds or a mortgage in place, ready to proceed, when the right property comes up. We have a number of very helpful, independent brokers, from Lomond Mortgage Services, who offer free appointments and have access up to 90 lenders on the market! Our advisors will be able to provide you with a mortgage in principle with the best rates and will also confirm the exact budget you can search within.

What kind of property are you looking for?

There are a number of experienced Sales Consultants at Thornley Groves across our six offices, who are available to discuss your specific search criteria and provide you with details of various available properties that you may be interested in. Come into branch and we will match you up to a selection of appropriate homes which then you can chose to view!

      Viewings

Our consultants will then arrange viewings at any of the properties you are interested in and provide any additional information you require. We are open more days and for longer than any of our competitors so we will be more than happy to work around your busy schedule.

      Making an Offer

Once you have found your dream property, we will put the offer forward to the vendor and negotiate the sale price on your behalf, ensuring all parties are happy with the final price agreed.

      Solicitor

We work very closely with various reputable solicitors' firms, who offer competitive rates and provide a superior service. Once the sale has been agreed, we can ask solicitors to provide you with a quote and then it is up to you to make the decision of who to instruct to progress your purchase!

      Picking your Lender

Our financial advisors will then arrange an appointment with you to progress your mortgage application and decide on the best lender for your specific purchase, based on your financial position. Once you have decided on a suitable lender, your Broker will then advise you on what fees are payable. Usually the banks will request payment for the mortgage valuation from the outset upon submitting your full application.

      Searches

Once your solicitor has been instructed, you will then need to pay for searches. These can cause a delay within the conveyancing process and the sooner they are paid for, the quicker the searches can be requested and the less delays you will encounter. Our Sales Consultants will also oversee the sale from the date it is agreed, up until completion. This will make the whole experience stress free!

Once your solicitor has received search results, there may be a number of enquiries raised in relation to the property and the corresponding lease. The vendor's solicitor will then respond to these enquiries and once your solicitor receives a satisfactory response, they can provide the report for you to review.

      Signing the Contracts

After reviewing the contract provided by your solicitor, you will need to sign the contract papers and return them to your solicitor.

      Exchange

An exchange and completion date will then be set. If you are buying using cash funds, exchange and completion can take place simultaneously. However, if you are purchasing with a mortgage, you will need to transfer your deposit funds to your solicitor for exchange and they will then draw down funds from your lender in readiness for completion, which can take up to five working days.

      Picking up your Key!

As soon as we have received confirmation from the solicitors that completion has taken place, our consultants will contact you to confirm and have your keys ready for collection.

Congratulations, you have successfully bought your new home!

      Investor?

If you are purchasing for investment, we offer a full letting and management service to help you get the best out of your property. We have a dedicated Lettings and Property Management Department, with specific teams of experts, dedicated to providing the best service to all landlords and offering the most competitive rates.

Why not contact us today and allow us the opportunity to help you on your journey to buying, and put our skills to the test!
