    Rental Payments

    Thornley Groves collect the first month's rent and deposit prior to the tenant moving in.

    Our fees are deducted and any remaining funds will be forwarded by electronic transfer and a statement of account will be provided by email.

    Then, if you instruct Thornley Groves to manage your rental property we will demand and collect rent for the tenant(s) monthly ongoing by standing order.

    Our Lettings Consultants will step you through the process of renting your home so you have nothing to worry about!

    Once you have selected your property, you will need to be aware of the costs of renting it. So as well as paying the rent, you may also be required to make the following permitted payments.

    Permitted Payments

    Before the tenancy starts (payable to Thornley Groves 'the Agent')

    Holding Deposit (Reservation Fee): 1 week's rent.

    Security Deposit: 5 weeks' rent (6 weeks' rent on properties with rent more than £50,000 a year).

    During the tenancy (payable to the Agent):

    Payment of £50 inc. VAT (net £41.67) if you want to change the Tenancy Agreement (for example, adding a new person to the Tenancy).

    Payment of interest for the late payment of rent at a rate of 3 percent above Bank of England base rate.

    Payment of reasonably incurred costs for the loss of keys/security devices.

    Payment of any unpaid rent or other reasonable costs associated with your early termination of the Tenancy/breaking the contract.*

    *The Tenant will be required to give one month's notice & will be subject to paying the Landlord the equivalent of two month's rent, along with his reasonable costs incurred in identifying a replacement tenant.

    Other Permitted Payments

    Any other permitted payments, not included above, under the relevant legislation including contractual damages.

    Non-Housing Act Tenancies 1988 (e.g. Company Let Tenancy)

    Under new legislation, we are not permitted to charge fees to Tenants unless the Tenancy is a Non-Housing Act Tenancy, e.g a Company Tenancy.       What is your Budget?

      The very first thing a buyer must consider when purchasing is budget and ensuring that there are cash funds or a mortgage in place, ready to proceed, when the right property comes up. We have a number of very helpful, independent brokers, from Lomond Mortgage Services, who offer free appointments and have access up to 90 lenders on the market! Our advisors will be able to provide you with a mortgage in principle with the best rates and will also confirm the exact budget you can search within.

      What kind of property are you looking for?

      There are a number of experienced Sales Consultants at Thornley Groves across our six offices, who are available to discuss your specific search criteria and provide you with details of various available properties that you may be interested in. Come into branch and we will match you up to a selection of appropriate homes which then you can chose to view!

      Viewings

      Our consultants will then arrange viewings at any of the properties you are interested in and provide any additional information you require. We are open more days and for longer than any of our competitors so we will be more than happy to work around your busy schedule.

      Making an Offer

      Once you have found your dream property, we will put the offer forward to the vendor and negotiate the sale price on your behalf, ensuring all parties are happy with the final price agreed.

      Solicitor

      Picking your Lender

      Searches

      Once your solicitor has been instructed, you will then need to pay for searches. These can cause a delay within the conveyancing process and the sooner they are paid for, the quicker the searches can be requested and the less delays you will encounter. Our Sales Consultants will also oversee the sale from the date it is agreed, up until completion. This will make the whole experience stress free!

      Once your solicitor has received search results, there may be a number of enquiries raised in relation to the property and the corresponding lease.       Signing the Contracts

      After reviewing the contract provided by your solicitor, you will need to sign the contract papers and return them to your solicitor.

      Exchange

      An exchange and completion date will then be set. If you are buying using cash funds, exchange and completion can take place simultaneously. However, if you are purchasing with a mortgage, you will need to transfer your deposit funds to your solicitor for exchange and they will then draw down funds from your lender in readiness for completion, which can take up to five working days.
