    Full ManagementOur Full Management Service is suitable for Landlords who want a complete and professional management of their property. Whether you live abroad or are resident in the UK, but you do not wish to be involved in the day to day management of you property. You can have peace of mind that we would look after your property as carefully as if they were our own.

8 Stages of the letting process for a Tenant

    1.Once you have found the property you would like the next stage is too:
    2. Fill out the application form.Then we would require a reservation fee and we reserve your new home and take if off the market. The fee is £180+VAT for a sole tenancy, £280+VAT for a joint tenancy and £100+VAT for any additional tenants thereafter, and comprises payment for your Tenancy Agreement, Sign Reference checks, Application Fee, Check-In and Check-Out. A Dilapidation Deposit of 6 weeks rent is taken and held in the Deposit Protection Service and is refunded at the end of the Tenancy (less any charges applicable)
    3. Sign tenancy agreement. - We arrange a date for you to sign the Tenancy Agreement and pay your 1st month's rent & deposit.
    4. Pay 1st Month's rent and deposit -.All monies have to be paid in cleared funds 5 days before the tenancy is to commence
    .5. Check in. - Your property manager 'checks you in' to your new home, explaining all the appliances and talking through your Inventory, which you must check and sign.The Inventory is important: it is the agreed statement of a) what is in your property, b) what condition everything is in
    6. Offer to Extend Before your tenancy finishes, we ask if you wish to extend your tenancy.
    7. The Check-Out - At the Check-Out your property manager goes through the Inventory to check everything is in good order - we ask that each property is left as found.We send details of your Check-Out two weeks in advance. We can organise cleaners if needed - 45% of tenants now use this service.To make the Check-Out process easier, we recommend you being present
    8. Deposit Refund - If there are no damages to your property, we refund the deposit within 48 hours.
