    Our Let Only service is renowned . 

    We will market your property, find you reliable tenants, thoroughly reference them, draw up an Assured Shorthold Tenancy Agreement and then organise and set up standing orders to transfer the rent directly to your specified account. 
    We will do everything necessary to facilitate the start of your rental. 

    Should you need help or advice on cleaning, re-decorating, inventories, gas and electrical safety checks and furniture regulations, we have a dedicated team of professionals to assist.

The Lettings Process for Tenants

    The team here at Warrens will be as flexible as possible to enable you to view properties at a convenient time. Should you not be able to view during office hours, please let us know and we will try to work around you. 

    Do bear in mind that most of our properties are occupied so we need to take this into consideration and give the occupants as much notice as possible.

    Once you have chosen a suitable property you will be asked to complete an Offer Form which we shall submit to the Landlord. We also ask potential Tenants to fully outline all special conditions or requests at this stage so that these can be included in the negotiations.

    Holding Deposit

    When an offer has been accepted by the Landlord, you will be required to pay a holding deposit (equivalent to a weeks rent) to demonstrate your good intent to proceed with the tenancy.

    Security Deposit

    A security deposit (five weeks rent where the annual rent is less than £50,000 and six weeks rent where the annual rent is above £50,000) will be payable prior to the commencement of the Tenancy and will be held by Warren in our Client Account for the duration of the Tenancy.

    Deepak joined Warren in 2015 as our Lettings Administrator and now Compliance Officer. Having grown up in west London, Deepak went on to study Business Management at Huddersfield University, where he graduated in 2008 with a 2:1. After graduating, Deepak worked in retail management and for the past four years he has been with a national corporate lettings agency, he has a sound understanding of lettings legislation and compliance and is responsible for ensuring all paperwork and processes associated with new lets is completed in a professional, compliant and timely manner.
