    Step 4 - Agreeing the sale

    When we receive an offer for your home, we'll liaise between you and the buyer until a price is agreed. This may include fixtures and fittings. And, at this point, we'll also be looking to agree a projected time-frame for exchange of contracts and completion of the sale.

    If you're buying a new place, we'll also contact the estate agent concerned to find out about the state of the chain.

    Step 5 - Instructing solicitors

    At this stage, we'll need your solicitor's details. It's very important for you to supply these promptly,since the transaction can't start until both buyer's and seller's solicitors have been instructed.

    Keep an eye on the local newspapers, take note of newly erected For Sale boards or visit us in the office. We know our seller's situation and properties extremely well and we will be able to match you to suitable properties.

    Step 3 - Viewing a property

    At this stage it is important to re-evaluate your requirements and compare the properties you are viewing against this list. Consider the interior, exterior, neighbouring properties and the local area.

    Picture how you would use the space. Where would your furniture go, and is there enough storage?

    Don't worry if you are not able to assess the physical condition of the property at first instance as a survey will tell you more.

    Step 4 - Making an offer

    This is possibly the most delicate part of the house buying process. Don't be afraid to ask us for advice, it is our job to negotiate this deal.

    Consider factors affecting the price you are prepared to pay for any one particular property such as the location, condition, the situation of the seller and also think about what the market is currently doing.

    Once an agreeable offer has been accepted, Wilkie May & Tuckwood Mortgage Services Ltd can provide expert, independent advice on arranging the most suitable mortgage, and arranging a survey on the property, alternatively speak to your nominated mortgage company. A solicitor should be chosen to act on your behalf at this stage.

    Step 5 - Conveyancing process

    The solicitors of the sellers and buyers now perform a set of legal tasks, known as conveyancing, to transfer ownership of land and property from seller to buyer. During this process it is the responsibility of the buyer's solicitor to investigate and inform the buyer and buyer's mortgage company of the legal aspects of the property.

    The seller's solicitor will prepare a draft contract of sale and send this to the buyer's solicitor. The seller will be asked to complete a Property Information Form (which gives important information about the property) and a Fixtures and Fittings Form (outlining what is included in the sale) which is forwarded to the buyer's solicitor. The buyer's solicitor may amend the contract or raise additional enquiries of the seller's solicitor based on the information in the contract or the Title information. The buyer's solicitor may also request any warranties for work undertaken (such as new windows) or evidence of planning consents. The buyer's solicitor will also order from a search provider a range of appropriate searches for things such as planning issues, environmental concerns or flooding.

    The buyer's solicitor will draw up a Transfer document to transfer ownership from seller to buyer.

    Once the final mortgage offer has been received by the buyer's solicitor, searches have been analysed and any additional queries are resolved, the buyer's solicitor will report to the buyer on any issues.

    Once the situation is accepted by the buyer and seller and any required insurances have been purchased, their respective solicitors will fix a completion date and exchange contracts. At this point a non-refundable deposit is paid and the parties have entered a legal contract. Completion occurs when the buyer has paid land registry fees and stamp duty, arranged insurance and the outstanding balance on the property is paid. We are informed when this has happened and at that stage able to release the keys for collection by the buyer. The estate agent is paid by the seller's solicitor from the proceeds of the sale.

    Energy Performance Certificates (EPC'S)

    If you are selling a home, you need an Energy Performance Certificate (EPC) by law given current legislation. EPCs are required whenever a building is built, sold or rented out. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'C'.

    Accredited energy assessors produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient. Wilkie May & Tuckwood will be able to help you arrange an EPC with an accredited energy assessor, just call any of our offices for more information.

    Jack Battersby MNAEA - Director
    Jack started working at Wilkie May & Tuckwood in 2007 as a junior negotiator. In 2014 he was appointed as office manager of the Wiveliscombe branch and subsequently made manager of the larger office of Cullompton in 2015. In 2021, Jack became a director of the firm. With a background in customer care, Jack takes great pride in his work and has a passion for all things property related. Outside of work Jack has two young children and is a keen runner. He has completed the Great North Run, Cardiff Half Marathon and Three Peaks Challenge for local charity, Stand Against Violence.

    David McCaffrey MNAEA - Director
    David joined Wilkie May & Tuckwood in 1999 on a Youth Training Scheme and has progressed through to firm becoming a director in 2021. During David's years with Wilkie May & Tuckwood he has worked solely in the Taunton office where he has gained a wealth of property experience and local knowledge. David has a passion for all sports and in his spare time, he enjoys coaching youth football at his local club, the Huish Tigers.

    Rebecca joined the team in September 2020.     Steve re-joined Wilkie May and Tuckwood in November 2021 following a break in estate agency. Having worked in our Wellington branch in 2004, he was quickly promoted to run the Watchet office and became an associate partner of the firm. Steve has a wealth of knowledge in estate agency and has also worked for a local new homes developer for six years. Outside of work Steve's passions are motor racing, cycling at weekends and walking his dog with his family.
