    Offer Stage

    Once an offer is accepted, we arrange comprehensive referencing through a regulated agency, covering personal, work, financial, and previous landlord checks. We'll draft the tenancy agreement, organise any required safety certificates, and prepare the property for move-in, including cleaning and inventory services if needed.

    Move-In Day

    Before Choosing a Rental Property

    When viewing a rental property, there are a few key things to consider:

    General Condition
    Does the property need any cosmetic improvements? If so, be specific about what needs attention, such as walls that require painting, carpets that need replacing, or loose door handles that need tightening. Ensure these items are addressed in writing as part of your offer.

    Furniture
    If the property is furnished, is the furniture in good condition? Does it require cleaning or fixing? Make sure all items carry the relevant fire safety labels.

    Utilities
    Check the gas, water, and electricity meters, and confirm the payment methods. Test the water pressure to ensure it's strong enough.

    Heating
    What type of heating does the property have, and is it sufficient for the entire property? Gas central heating is cost-effective but less common in modern properties, which tend to retain heat more efficiently. If the heating is gas, there must be an annual inspection by a Gas Safe registered engineer - ask to see the certificate.

    Security
    Ensure doors and windows are secure and open/close properly. Check for working burglar and smoke alarms.

    Outside Space
    If there's a garden or communal area, ask who is responsible for maintaining it.

    Cleaning
    If the property requires a professional clean, make sure this is agreed upon before moving in.

    Important:
    Ensure your offer and its terms are accepted in writing by the landlord or their agent before proceeding. Arrange a pre-move-in date to check that all agreed works are complete - delay your move-in date if necessary.

    What Happens Next?

    Tenancy Process
    Willmott & Lake will prepare the tenancy documents. One of our Lettings Administrators will assist you through the process to ensure everything is ready for your move-in day.

    References
    We use a professional referencing company to conduct full references for all tenants. Expect to receive an email with a link to complete your details. This process will check your credit history, previous rental references, and employment status.

    Tenancy Agreement (AST)
    We will draft the tenancy agreement - a legally binding contract between you (the tenant) and the landlord. It outlines the responsibilities and rights of both parties. Please review the agreement thoroughly to ensure you're happy with its contents.

    Payments
    Before moving in, we require cleared funds for all associated costs. This includes:

    • The agreed rent in advance (typically one, six or twelve months).
    • A deposit (usually five weeks' rent).
    • Any fees agreed upon with Willmott & Lake.

    Inventory/Check-In
    A detailed report will be created to document the condition of the property and its contents. Ensure you carefully review the inventory before signing to avoid any disputes later on.

    Move-In Day
    We'll meet you at the property or in our office to hand over the keys and wish you well in your new home. We will also arrange standing order payments for your rent and provide details on who will manage the property moving forward.

    Hello, I'm Jack Willmott, the Co-Founder and Director at Willmott & Lake. My journey into estate agency began in the corporate agency sector. It was during an apprenticeship role that I discovered my true passion for this industry and fell in love with it.
    What drives me is the opportunity to help people navigate through one of the most significant journeys of their lives - finding a new home. I firmly believe that this process should be as seamless and enjoyable as possible. Moving should be a time of excitement and anticipation, not stress and anxiety.
    One aspect of estate agency that particularly excites me is marketing. In today's world, with technology and social media leading the way, there's a significant shift happening in how we market properties. I'm deeply passionate about embracing these changes and utilising them to enhance the client experience.
    Outside of work, you'll often find me socialising with friends, training in the gym to stay active, or playing football in the local area. Alongside Adam, I also help out with local charities such as the Essex & Herts Air Ambulance and Grove Cottage in Bishop's Stortford - causes we are proud to support.

    Adam Lake - Co-Founder & Director
    Hello, I'm Adam Lake, Co-Founder and Director at Willmott & Lake. My journey in property began back in 2011, working un-paid at a well-regarded Agency to build my experience and knowledge. Here I developed a true passion for our industry and fully immersed myself in all aspects. Since then, I have spent time at both leading corporates and independent agencies running both Sales and Lettings, through to launching my own successful Agency business (subsequently acquired by a well-known brand). 

    Throughout my journey I have also put an emphasis on furthering my knowledge at all opportunities. I have completed accredited qualifications in Residential Property Sales, Lettings, Land & New Homes and Legislation, allowing me to display the MNAEA title. 

    The opportunity to play a leading role in clients moving journeys, one of the most significant landmarks many will experience, is not something I take lightly. I firmly believe that this process and responsibility should be managed with the upmost care and attention, ensuring it is a time of excitement and new chapters, not stress and anxiety. 

    Whilst I have a keen interest in utilising the latest technology and cutting edge marketing for our clients, I am a big advocate in 'old fashioned' customer service and hard work. I strongly believe that in our ever evolving world, all clients should benefit from a bespoke service to them, backed with traditional values such as hard-work, honesty, integrity and of course, in-depth expert advice.

    Outside of the office, you'll often find me following football, training hard at the gym, or out on the golf course. I am also a big advocate for giving back to the community, having fund-raised and helped at a number of local charities such as Grove Cottage, The Animal Rescue Charity in Bishop's Stortford, Supporting Dalit Children, a small non-profit organisation run by a local long-term client of ours, and the Essex & Herts Air Ambulance charity.
